Yes, I’m lookin’ at you. 👀 Because if you’re waiting for interest rates to drop, here’s the good, the bad, and the downright ugly about that.👇

The Good:
Sure, a slight dip in interest rates could lower your monthly mortgage payment.

The Bad:
If rates do fall, realize you’re not the only one who has been waiting for them to drop. Other buyers are going to flood the market, which means more competition (think back to the days when we had multiple offers, resulting in homes selling for way over list price).

The Ugly:
Buyers that have decided to "wait out the market" are missing out on a great opportunity. With the current limited buyer pool, sellers are more willing to negotiate - thus giving buyers some power. And homebuyers need to remember that if rates do come down, there's always an option to potentially refinance!

Bottom line: waiting now could actually cost you more later.

I was thinking this morning how different everyday life is in 2025 from life in 2005. Here are a few examples:

You can Amazon almost anything you want to your doorstep. It will arrive in just a day or two. Yeah, I’m not gonna lie, that's pretty awesome. You can order groceries online, delivered to your door. There are even services that will do your laundry for you, and deliver it all neatly folded. Crazy. Not to mention you can drive through for almost any type of food or beverage you are craving (assuming you actually want to leave your house). For those who travel for work, when your flight lands (or you need a quick ride TO the airport), you don’t need to call a friend or family member. You can just get an Uber.

Life is much more convenient. But…at what cost?

Sometimes I think as “convenient” as all these apps are, they are isolating us. We are losing human connection. We can so easily go through our day with little to no interaction with strangers. We don’t need to socialize or run errands when we can pay money to an app to take care of it for us. Yes, that’s easier. But there is a hidden cost to all of this.

Sometimes I wonder if we’re forgetting what it means to be human. We are social beings!

We’re not meant to stay at home all day and stare at screens (you’re probably reading this on your phone…ironic, I know).

I am on a mission to challenge myself in this area. Is grocery pick up “more convenient”? Sure. But going into the store allows me to smile, make eye contact, and give someone a compliment. I challenge you to join me and do one thing this week that might be less convenient, and purposefully seek out a connection or act of kindness to a total stranger.

Let’s be more human.

Here is my best FREE ADVICE that almost every homeowner will disagree with:

Don’t list your home at or above fair market value. List it at or below instead.
It’s the best chance sellers have at getting not only a really good offer…but multiple offers.

Homeowners nowadays think if I tell them that comps support a $300k price point, then we should list at $300k or higher.

“Why not?” they say.
“If we don’t get any bites, then we’ll just reduce the price.”

Sounds simple. But this is the biggest mistake I see homeowners (and Realtors) make in today’s market.

Because here's what buyers REALLY think when they see a Price Reduced sign in your yard:

"I wonder what's wrong with that home?"

They don't think you just priced it too high the first time.

They don't think you were just seeing if you could get top dollar, first.

If a house sits for a couple of weeks & goes through one or two price reductions, the truth is most buyers (and your neighbors) will think there is something very wrong with your home.

That's why it's so important to price your house correctly to begin with.

I've had folks ignore my advice & want to list $10,000 or sometimes $50,000 over what I suggest! They think that because it's such a strong seller's market that they can get the absolute highest dollar for their home.

But in the last 6 months, I've seen this backfire.

The house sits. Price reduction after price reduction.

And finally sells...often for less than what I initially suggested because the homeowners are so frustrated at this point.

Yep, it's still a strong market. But it's more important now than it was just 6 months ago to make sure you price it right. Homes that are priced competitively tend to sell faster & have multiple offers to choose from.

Don't scare off potential buyers with price reductions. Price it right the first time.
