We’re seeing a subtle shift in the national real estate landscape: in the four weeks ending August 23, the number of new homes listed in the US ticked up 0.4% from the previous week, with total homes for sale also rising 0.5%—the highest since early Q2. Even with inventory improving, pending home sales dipped 1.1% to a six-month low, as many buyers hesitated in the face of high housing costs and mortgage rates hovering near 7%, a 13-month high. The median US home-sale price is now up 1.9% from last year, topping $400,000.

For buyers, increasing inventory and less competition are opening doors to better negotiation—price reductions and concessions are more common, especially on homes that have been listed for several weeks. Sellers who price realistically, instead of aiming for past market highs, are finding success in this environment. What Smaller U.S. Homes Could Mean for Buyers
Over the past decade, we’ve seen a noticeable shift in new single-family homes across the U.S.—the average size dropped from 2,700 to 2,400 square feet, yet the price per square foot jumped by roughly 72%. By 2025, one out of every four new homes measured under 1,800 square feet, up from about one in six just ten years prior. At the same time, larger new homes (3,000 square feet or more) became less common, declining from nearly a third of new builds to just one in five. Builders are responding to rising land, labor, and material costs by designing smaller homes, a move that’s helped keep new construction within budget for more buyers, even as mortgage rates hover around 6% to 7%.

For buyers in Tulsa and northeast Oklahoma—especially those purchasing their first home or watching their budget—these smaller homes can make the dream of homeownership more attainable. Lower square footage often means a more manageable down payment and monthly costs, though it’s important to note that the increased price per square foot means affordability remains a challenge.
