As a homeowner, it's important to take all the necessary precautions to protect your investment. One area that is often overlooked is the landscaping surrounding your home. Did you know that keeping the soil level, landscaping material, and vegetation at least 6 inches away from any wood portions of the home can help prevent costly damage?

At IMD Home Inspection, we have seen firsthand the damage that can occur when landscaping is placed too close to the home. When the soil level is too high or landscaping materials, such as mulch or rocks, are placed too close to the foundation, it can trap moisture and create a conducive environment for pests and rot. Additionally, vegetation that is too close to the home can provide easy access for pests and insects to enter the home.

By keeping a minimum distance of 6 inches between the home and any landscaping, you can help prevent these issues. This not only protects your home but also maintains its curb appeal. Here are a few tips to help you maintain proper distance:

Maintain proper soil levels: Make sure that the soil level around your home is at least 6 inches below the top of the foundation. This will help prevent moisture buildup and pests from entering your home.
Use proper landscaping materials: Use landscaping materials, such as rocks or mulch, that will not trap moisture or promote pest activity. Be sure to keep them at least 6 inches away from any wood portions of the home.
Choose appropriate vegetation: When choosing plants and shrubs, make sure to select varieties that won't grow too close to your home. Regular pruning and maintenance can also help keep vegetation from getting too close.
Regularly inspect your landscaping: Regularly inspect your landscaping to make sure that it is maintaining a safe distance from your home. If you notice any issues, such as soil buildup or overgrown vegetation, address them promptly.
In conclusion, maintaining proper distance between your home and landscaping can help prevent costly damage and maintain its curb appeal. At IMD Home Inspection, we can provide additional advice on maintaining a safe distance and inspecting your home for any signs of damage. Protect your investment and schedule a consultation with us today!

Spring is officially here, and that means it's time to start thinking about your home's maintenance. One important area that often gets overlooked is your gutters. Over the winter months, debris can accumulate in your gutters, causing them to become clogged and potentially leading to serious water damage to your home. That's why it's essential to perform regular maintenance on your gutters, especially during the spring season.

Clearing out any debris from your gutters should be your first step. This can be done by hand, with a small garden trowel, or by using a specialized tool designed for cleaning gutters. You'll also want to make sure to check for any leaks or damage to the gutter system. If you notice any areas that need repairs, it's best to take care of them sooner rather than later.

Another important aspect of gutter maintenance is ensuring that water is flowing freely through your gutters. To test this, you can run water through your gutter system and observe the flow. If water is not flowing properly, it could be a sign of a clog or other issue that needs to be addressed.

Taking care of your gutters is crucial for protecting your home from water damage and avoiding costly repairs. If you're unsure of how to maintain your gutters, or if you notice any significant issues, it's best to call a professional for help. At IMD Home Inspection, we offer professional gutter inspections to ensure your gutter system is in top shape. Give us a call today or visit imdhomeinspection.com to schedule your inspection and enjoy a worry-free spring season!

Homeowners, did you know that hidden areas of moisture intrusion in your home could promote mold growth and potentially expose you and your family to mold spores? It is important to take precautions to limit your exposure to mold and mold spores as they can cause health problems like allergies, irritation (to lungs, eyes, skin, throat, nose) and are potentially toxic. A healthy building should not have a moldy or musty smell. Testing your home on a regular basis is a prudent way to prevent small problems from growing into a costly and unhealthy situation. Remember, the key to mold control is moisture control, so if you suspect you have a problem with moisture intruding into your home, have it checked by a professional immediately. If you suspect you have a hidden mold problem, consider hiring an experienced professional to avoid exposure to potentially massive doses of mold spores.

A special hello to Real estate Professionals in Indiana and Kentucky. As a Certified Professional Inspector® trained by InterNACHI® — the International Association of Certified Home Inspectors — I’m able to offer your clients not just a thorough inspection and reliable report, but something that no one else in the industry does: InterNACHI’s Buy-Back Guarantee.

This program gives you a way to assure hesitant homebuyers. The Guarantee is a sales tool that will make your buyers say, "Wow!"

The terms are simple:

If I miss anything on the inspection, per InterNACHI's Residential Standards of Practice, InterNACHI® will buy the home.

Here’s the “fine print”:

If we miss anything in our inspection covered by InterNACHI’s Standards of Practice, the client's home may be eligible for the Buy-Back Guarantee;
A home with material defects not present at the time of the inspection, per InterNACHI’s Residential Standards of Practice, is not eligible for buy-back;
A home with issues not required to be inspected, per InterNACHI’s Standards of Practice, does not qualify for buy-back;
This Guarantee applies to the client’s primary residence only;
The home must be re-listed for sale with a licensed real estate agent (you);
The Guarantee may be honored for 90 days after closing;
The inspection must be performed by an InterNACHI® Certified Professional Inspector® already participating in the Buy-Back Program; and
InterNACHI® will pay your client the purchase price, but the client is responsible for any applicable fees or real estate agent commissions.
Rest assured that the Buy-Back Guarantee isn’t just a way for InterNACHI® to spam your clients; they don’t collect identifiable consumer data, so they can't release it or sell it. No data is ever sold or released to any third party. Your clients’ confidentiality is fully protected.
