July Daviess County Market Snapshot 🏠

These numbers represent the typical home sold in Daviess County during July 2026, based on the residential sales that closed during the month.

A trend I've noticed over the past few months is that the typical home being purchased has gradually become a little larger, while the typical year built has stayed nearly the same. It’s a reminder that well-maintained existing homes continue to play a major role in our local market.

Every home has its own story, but these numbers provide a snapshot of what buyers were purchasing across Daviess County last month.

SOLD! Don't get me wrong, I'm happy this one has found a family. However, I am a little sad that I don't get to run by and "check in" on it anymore. This is one of those homes that was well designed and I noticed a new special detail each time I walked through.

Your home’s first showing may happen on someone’s phone.

Before a buyer schedules an appointment, there’s a pretty good chance they’ve already looked through the photos, studied the rooms and decided whether the home deserves a closer look. That’s why getting a home ready for photos is about more than making everything look pretty.

A few things I pay attention to:

• Clearing countertops so kitchens look spacious
• Opening blinds and making sure rooms have plenty of light
• Removing things that visually compete with the room itself
• Making beds, straightening furniture and simplifying decor
• Taking care of those little repairs your eye has learned to ignore

You don’t have to remove every sign that someone lives there. The goal is simply to make it easy for buyers to notice the house before they notice the stuff.

If you’re considering selling, this is also why I like to talk about preparation before the photographer is scheduled. A little planning can make a noticeable difference once your home hits the market...and put more money in your pocket!
