For anyone who thinks the market slows down at the holidays, I want you to understand that there are VERY motivated buyers out searching this time of year. It's REALLY cold and so close to the holidays that people are T I R E D.

BUT...

This also means that anyone who is out touring homes this time of year is SERIOUS. In the spring and summer time, there are a lot of "tire kickers" scheduling showings because it's "fun" and if they happen to fall in love with a home, they may consider it.

The buyers touring homes in the winter seriously want to buy a home. They are motivated.

I'd like to also share a few other things.

✔️ This home requires flood insurance. And that didn't impact the result. My sellers received multiple offers.

✔️ If the sellers didn't trust my recommended list price, their home may have sat on the market for awhile. That's happening A LOT right now. I shared my research with my sellers...not just "my recommendation", but the ACTUAL research. Make your agent send you all the details regarding comps they're using to price your home. You need to be 100% confident that you are listing at the right price.

✔️ My sellers have taken such great care of this home. They've loved it and it shows. They accommodated every showing request that came in for the 1.5 days it was on the market and buyers felt comfortable there because it's clean, it's not cluttered and well...the sellers are just great people.

✔️ Prayers work and Christmas miracles do happen. ❤️💚

I get a lot of the credit usually, but it's our team. Steve is a huge part of our clients' success, especially this one.

I've never personally had a custom home built on lots of acreage. (We live on a lot of land, but we didn't have the house built.) But Steve has. And that's what our buyers' goal was. They wanted to build their forever home on many acres of land.

So who better to serve them than someone with a heart as big as Steve's and with his first-hand experience doing exactly that?! Steve went on every land tour with them and answered all their questions related to the property. Once they were ready to make an offer, Steve handed the baton to me and it was absolutely perfect. I love our little team!

I'm so excited for our new friends. They purchased a BEAUTIFUL piece of land and I cannot wait to see their new home!

We did it! My sellers did it! AND my buyers did it! 🥳

This great property with 2 homes on more than 18 acres went under contract with a buyer and things didn't work out. Sometimes, that happens. I absolutely hate it when that happens, but it can't be prevented sometimes. The buyer's agent was incredibly awesome and it was just out of our hands.

When we went back on the market, the 2nd wave of interest came quickly. Steve and I ended up writing 2 offers on this property within 24 hours for 2 different sets of buyers. Knowing that only one of them can get accepted makes it tough when you grow to love the people you're working with.

Our amazing (incredibly amazing!) sellers chose an offer that ended up being a cash offer...and we closed on it today. The buyers have exciting plans for the property. They're coming back all the way from TX where they've spent most of their life...but they grew up here in Ohio County so it was really fun meeting them and so many of their family members who toured prior to the buyers being able to make the trip...and all family members approved. 🙌

Now my sellers can move onto their next chapter which puts them MUCH closer to their family, but I sure am going to miss them.

If you're wondering how our other pair of buyers are whose offer didn't get accepted...no worries...they just secured a piece of property to call home too! 🩷 Everything works out exactly how it's supposed to. Every Time.

My sellers of this beautiful property have accepted an offer! 🥳

This rarely happens, but it did this time. I wrote an offer for TWO different sets of buyers for this property...within hours of each other. Yes - I was representing both sets of buyers and the sellers.

How in the world is that possible?

Well...you're just honest with everyone from the start about EVERYTHING. I let both sets of buyers know that there was another buyer who had either written an offer or was getting ready to...and that I was the one representing all parties involved.

I didn't advise them on how to structure their offer; instead, I was presenting the facts of both offers and relaying all factual information EXCEPT I could not share the details of either offer with either of the buyers. And the first buyers were given a chance to update their offer if they wanted to since the 2nd buyers had the advantage of knowing there was already an offer on the table when they wrote theirs.

When a real estate agent is in this situation, it can be tricky. But honestly, the only thing hard about it for me is knowing that one of my buyers is NOT going to get chosen and I have to deliver that news. (It's the worst. 💔)

BOTH sets of buyers are incredible people. And I absolutely hated delivering the news. But I am happy for the sellers and for the buyers whose offer got accepted!

This one will be quick. We'll be at the closing table before we know it.

Thankful for the trust and confidence from so many people involved. They could've chosen another real estate agent to represent them, but they trusted me...and that means so much more than they'll ever know. 🩷

They did it! This home in Beaver Dam is officially sold!

One of these sellers was/is a friend of ours and the other seller became a friend through the process.

This sale was definitely an example of patience. Our sellers were VERY patient with the multiple lender delays. After 4 different closing dates, the 4th one was the charm.

(Side note - THIS is why it's important to use a loan officer who is local and has a solid reputation of getting things done. If you don't know who to use, ask your agent.)

We are incredibly happy for the buyers and stoked for the sellers to be able to move onto their next chapter, although this sale was definitely bittersweet.

For now I'll tell you a little bit about me... WHERE AM I FROM? - I was born and raised in Tell City, IN. I actually lived there my entire life...even as I was going to college when I commuted daily to Oakland City University. I made a move across the bridge to Owensboro, KY after falling in love with the area. WHAT DID I DO PRIOR TO BECOMING A REALTOR? - My most recent position was at Big Brothers Big Sisters in Perry & Spencer Counties in Indiana. I ran the program in both counties and it was SO rewarding matching adults in the community to children in our area who were facing adversity. I was (and still am) a Big Sister prior to taking the position there. BBBS is a wonderful organization! - Prior to BBBS, I worked at Holiday World & Splashin' Safari from the ages of 14-28 in many different positions! My last role there was the Director of Human Resource Development. What a fantastic place to work...our job was to manufacture fun for our Guests!! One of the best decisions I have ever made for myself was when I was 14 and decided to work there. Mrs. Koch became my mentor very quickly and I learned so much from her and from my many experiences at the park!! WHAT ARE MY HOBBIES/INTERESTS? - This one is a tough one for me because I love so much about life and enjoy doing so many things. There's not much that I won't try at least once! - If it involves fitness, animals, being outdoors (as long as it's not harming animals) or learning, I'm all about it! - I have a huge passion for children, especially children who are less fortunate. I grew up in a very poor family and I was able to "break the cycle." I feel that part of my life's purpose is to help those kiddos realize that (with hard work) they can achieve great things in life! I was apart of the start of Daviess County's "Stuff the Bus" school supply drive ensuring no child in our area starts school without everything they need to have a successful school year. WHAT ARE SOME FUN/UNIQUE FACTS ABOUT ME? - I grew up in a pool hall and was shooting pool when I could barely see over the table. I don't play regularly anymore, but I won't turn down a challenge...let me know if you want to take your best shot! - I played roller derby (yes there really is such a sport around here these days!) for 5 years and loved every single moment of it! And no...I'm not a mean girl. :) I "retired" from the sport in August 2014. - Although I like to workout, my diet is HORRIBLE! There's not a single vegetable that I'll eat and I'm really picky in all of the other areas of the food pyramid too. Remember when I talked about my love for trying new things?! Well that does NOT apply to new foods! If I could get by with it, my diet would consist of bread, pizza, pasta, cheeseburgers and anything chocolate. - I'm an aspiring minimalist. I've noticed that having a lot of material things often causes financial stress in a household and also requires more time at home cleaning and taking care of those things. There's so much to life and it's not about "things", but about adventures and fellowship. Working in the real estate industry is so exhilarating! I enjoy the challenge. I enjoy lifelong learning and staying on top of the latest and greatest! I look forward to working through every obstacle that my clients may face.
