❓ “Is now a good time to buy?”
✅ If the numbers work for your life and you plan to stay for at least 3-5 years, yes. In Baltimore, we’re seeing demand rise this April, especially for condos and townhomes. Timing the market is a guessing game; buying when you’re ready is a strategy.

❓ “How much do I actually need to put down?”
✅ Less than you think. FHA is 3.5%, and some conventional loans are 3-5%. Plus, in Maryland, we have incredible resources like the Maryland Mortgage Program (MMP) and Baltimore City’s "Vacants to Value" or "Buying Into Baltimore" grants that can provide $5,000 to $15,000+ in assistance.

❓ “Should I wait for rates to drop?”
✅ Maybe, but while you wait, Baltimore prices are still ticking up (about 3.8% year-over-year). With rates currently hovering in the low 6s, many are choosing to "buy the house and date the rate"—you can always refinance if they drop further.

FROM SELLERS:❓

“How do I know if I should price lower to sell faster?”
✅ It’s not about going low… it’s about going accurate. In today's market, well-priced homes in neighborhoods like Hampden or Canton are still seeing heavy foot traffic, but overpriced homes are sitting for 60+ days.

❓ “Do I need to renovate before listing?”
✅ Usually not. Focus on clean, decluttered, and well-lit. In our current market, "turnkey" homes do command a premium, but major renovations rarely recoup their full cost. Let's focus on the small updates that move the needle.

❓ “Can I buy and sell at the same time?”
✅ Yes, and people do it every day. It takes coordination—especially with Baltimore's unique transfer taxes and specific closing timelines—but it’s very doable. That’s what I’m here for.

It’s officially flower season in Baltimore, MD 🌸🌷🌼

And if you’re anything like me, you spend an embarrassing amount of time at the nursery this time of year.

Here are my favorite spots to shop for plants and flowers locally:

🌿 Green Fields Nursery (Falls Road) — best for a massive outdoor selection, beautiful perennials, and all the landscaping supplies you need for a major spring yard overhaul.

🌻 Herring Run Nursery (Mount Pleasant Park) | — perfect if you want native Maryland plants, environmentally conscious gardening options, and expert advice on supporting our local ecosystem.

🌷 B.Willow (Re*****on) | .Willow — great for unique indoor houseplants, custom terrariums, and beautiful gifts just a quick hop over from Hampden.

Bonus: Putting my "Educator Agent" hat on for a second—landscaping says a lot about a home. When we’re prepping a listing, curb appeal matters more than people realize, and a few flats of flowers go a LONG way to welcome buyers in.
