Home sales is obviously going strong. With today’s New Leader of the FED, hopefully it will soon be more inviting for the First time Buyers.
Today I decided to warn home buyers of two things that I have noticed becoming a trend and should be a Flag in the home searching process.
Homes listed “As Is”, This means that the Seller will not negotiate the price due to defects that may or may not be disclosed!
To many Buyers are choosing not to hire a Home Inspection Company to look at these homes because they can not negotiate the price down for defects discovered.
I inspected a home recently that literally had a large hole in the roof that could not be seen from the ground! There was also a family of raccoons living in the attic.
The buyer was obviously ready to pull out of his contract! Luckily the Seller agreed.
Another home that I was hired to inspect was put on the market by a Property Management Company. They used pictures of the house that was over 10 years old that Grossly misrepresented the current condition of this property. While waiting on the Management Company to arrive and let me have access to the home, I inspected the exterior. I observed a lot of cracking on the mortared stucco covering the foundation. Closer observation revealed deep wide cracks and a pronounced bulging of the foundation!
Again, I called my Client and informed her of this major defect. Luckily she was able to withdraw her offer with the Property Management Company.
The Property Management Company put the home up for sale because a Realtor wouldn’t represent the property in that condition!

Seller’s Disclosure:
I recently inspected a home that had extensive termite damage which was co witnessed by a licensed professional termite inspector. The purchase contract was made void because the bid was on contingent on a home inspection. My Client was saved thousands of dollars due to this discovery of a condition that he would have never seen until it was too late!
The purpose of this story is that once a Professional Home Inspection is performed and submitted to the Seller, such as it was in this case, it now becomes a part of the Seller’s Disclosure! That means now that the Seller has been made aware of such a defect, they must disclose it to other potential Buyers!
So, if you look at a house, it is totally acceptable to ask if the home has ever been inspected and if so you can request to see the inspection report. Or ask if any defects were found in a previous inspection. The home owner and/ or listing agent must provide you with any major defects such as extensive termite damage!
Even if they say that the defect was resolved, protect yourself and make any offers contingent on Your home inspection!!! Repairs are often done by Do it yourselfers and not by Licensed Professionals!
It is your responsibility to protect yourself against unethical practices of others!

With the interest rates coming down and the incentives for first time buyers, home sales have taken off!
But Buyer Beware! I’ve recently inspected a few homes that really surprised me. I’ve observed everything from extreme termite damage to finding not only shingles missing, a actual hole in a roof big enough to stick my foot through!
So, you may think you have found the perfect home, but you won’t know for certain if you choose not to have that home inspected by a Licensed Professional Home Inspector!

It was just announced that interest rates are finally below 6%.
So what does that mean for the market? It means that it is making it more affordable for the first time buyers to explore the market for a home. It means that more and more potential Sellers can better afford to put their homes on the market and begin looking for another home.
The market will start picking up again and buyers will be more active.

Well the storm is here and we all have to deal with digging out our vehicles to get to work, to the grocery store, get our kids to and from school, etc.
I know that one of the areas that homeowners often forget is if they have a Heat Pump System. It is very important to keep them clear of ice and Snow build up as illustrated in the photos in this post! Heat Pumps don’t work until the outside temperatures reach around 30 degrees F. So, you must make sure that they are free of Ice & Snow buildup before the outside temperatures start to warm up. Failure to do so can cause real damage to these units.
Brush off the snow around and especially on top of your Heat Pumps. Make sure there is no snow on the fan blades. And finally, make certain that the fan spins freely.
This tip could save you hundreds, if not thousands of dollars in repairs.

Happy 250th Anniversary of Our Country!
Just want to take a moment to introduce myself. My name is Joe Little (Owner/Operator) of Colony Home Inspections LLC. based out of Oxford, Ohio.
I’ve been inspecting homes in Southwest Ohio since 2006. I’m fully Licensed to perform Home Inspections by the Department of Real Estate & Professional Licensing since 2019.
I’m a member in good standing with the International Association of Certified Home Inspectors and the Greater Cincinnati Better Business Bureau. As required by Law, I complete a minimum of 14 hours of Continuing Education in the course studies of Home Systems every year. And I’m fully insured through The Hardford Insurance Company.
I’m a one man operation. I perform all home inspections personally and prepare all reports personally for each Client. My goal is to to provide the most comprehensive report for my Clients as practical. And I strive to have the Client’s report delivered within 24 hours of the site inspection.

Merry Christmas and a Safe New Year to all!
Today's message is on the upcoming year for Home Sales.
The Fed's have announced that lower interest rates are coming soon. And with the added Income Tax credits, this means that the market is going to be booming again! Especially with First Time Buyers.
Of course everyone knows, when interest rates go down, Home Prices will rise! It's funny that interest rates go up and down, but the Home Prices seem to never go down!
Again, Home Sales are projected to increase as the interest goes down. I repeated this because the frenzy to buy makes the Buyers feel that they must lock in the deal before the next buyer beats them to the punch.
Make sure to submit your offer with the contingency of the Home Inspection results. Even if the home is selling "As Is"! The Buyer needs to know exactly what they are buying into!!
I've been Inspecting homes since 2006 and it has proven to be a valuable tool for the Potential Buyer!
Imagine spending $250,000. + for a preowned home. You naturally try to put down as much of a down payment as possible to keep your monthly payment down. You decided, or never even thought of having a Licensed Professional Home Inspection Company perform an inspection BEORE you purchase the home. SCAM ALERT! PLEASE READ SCAM ALERT!
Good Afternoon,
Today Colony Home Inspections is writing to warn you about deceptive and misleading information being sent to Home Owners concerning Homeowners Warranties.
As my previous Clients can attest, I have always recommended Homeowners Warranties when they purchase a home. But, they should do their research on which Homeowners Warranty Company to choose and what is covered! They are not all alike by far!
I myself have been getting Notices in the mail stating that my Current Homeowners Warranty was about to expire and that I needed to call and make arraignments for renewal. The letter looked very legitimate and had my full name and address to include the loan institutions information and My Customer ID No.
I called the supplied phone number and spoke with a representative and was told that this Homeowners Warranty was included when I refinanced my mortgage. This representative also informed me that it is REQUIRED by LAW for Lenders to include Homeowners Warranties when financing homes.
At that point I knew that this was a Scam! However, I told the representative that I would call him back and I then contacted my Bank and asked them about this so called Warranty that was Mandatory for ALL homes being financed. As suspected I was told that this is not true and was 100% SCAM! When I called the Warranty Company back, they still maintained that it was required by law for Loan Institutions to do this and my Loan Officer didn't know what he was talking about and neither did I!
The point that I am trying to get across is, DO NOT GIVE ANY PERSONAL INFORMATION TO ANYONE OVER THE PHONE! An excellent source to contact over someone giving you a Deadline to respond in a matter that you are unsure of is Your Personal Bank Before you proceed! They are very knowledgeable in Scams to include Phone, email, text, & mail Scams.
I hope that this prevents someone from falling into a Scam so please feel free to share

P.S. I further investigated this Scam and found that it was a Real Homeowners Warranty Company and this was a tactic that Their Representative was using to sell warranties! I will be filling a complaint with the Fair Trade Commission on this incident and I will continue to report thing s of this nature on this site.

Alert!
Due to the recent Snow Storm, many have concentrated all their thoughts on digging out their vehicles and getting back & fourth to work and the grocery stores.
As a reminder… If your homes Heating System is equipped with a “Heat Pump”, you as a home owner should take particular notice of snow build up on your Heat Pump Unit as seen in the attached photos. Snow and ice build up prevents the Heat Pump from completing the process of working as it was designed! It not only blocks the transfer of heat, but this condition will also burn out the fan motor prematurely, resulting in expensive repair costs! Also, be sure that ALL Snow & Ice are removed from the Units Fan Blades before returning it to operation!
Keeping your Heat Pump free of Snow & Ice only makes good sense!
