Elizabeth Gaston - L2 Realty Inc. My family moved to Kansas when I was 10 years old. I grew up most of my childhood life on a small hobby farm between Caldwell and Wellington, Kansas.

I was involed in 4-H and loved spending my summers working for local farmers. I have a passion for the outdoors. Especially archery hunting whitetail deer. My husband and I now have a homestead in Oxford, Kansas where we own and operate an outfitting business that involves property improvement on recreational pieces of ground. Which led me to a childhood dream of mine to become a realtor! With my years of hunting and land improvement experience I feel confident in helping you find or sell your next piece of recreational land, farm, or house. Grass beat cropland.

That was one of the biggest surprises in USDA’s new Kansas land-values report!

Kansas pasture values increased 5.7% over the past year, reaching a statewide average of $2,400 per acre. That outpaced cropland, which increased 2.9%, and irrigated ground, which increased 2.2%.

The cattle market is part of the story, but so are the limited supply of quality grass and continued demand from hunting, recreational and rural-lifestyle buyers.

The longer-term change is even more striking: since 2020, Kansas pasture values have increased approximately 83% 🤯
