#1 MISTAKE HOMEOWNERS MAKE WHEN PULLING BUILDING PERMITS: Not scheduling the final inspection. When this happens, the permit remains in “open” status at the city and this can create problems for the homeowner in the future. If by the time the homeowner realizes this error and decides to schedule the FINAL inspection, but building codes have changed. It’s possible the work competed may no longer comply with current building codes, which could cost the homeowner money to address this issue, not to mention the headache of dealing with more inspections, and a construction project. Tip: ALWAYS schedule the final inspection.

The City of Oxnard where I grew up often gets a bad wrap for a number of different reasons. In some cases rightfully so, and other times, unjustifiably so. Many of my friends, family, and clients have experienced the dreadful and tedious planning process just as I have. It’s not uncommon to hear people say they have been waiting one year or longer to have the plans approved for their ADU’s (accessory dwelling units) or JADU’s (Junior accessory dwelling units), which is incredible given the severe housing shortage. This is considering new state laws have passed to “expedite” the process, so I can’t even imagine how long it took in years past.

While the former seems to be a shortcoming for the city, there are areas of the city government that are doing great work. One bright note to highlight is the city’s 311 app. As an example, my tenant reported to me graffiti on a wall at my home. I submitted the request at 1:49 pm today and the city’s graffiti removal team arrived at 2:19 pm to take care of this matter. Yes! A mere 30 mins. 👏🏻 I almost couldn’t 🤯believe it, so I took some photo evidence to prove it and to thank the for this incredible tool. Someone please extend my gratitude to the graffiti removal team; they are quick, efficient, and timely.

I also hope the city’s leadership johnzaragoza2020 management, and community development director (Vito) can read this post and provide some solutions to expedite the permit approval process for ADU’s, JADU’s, etc. Help us be part of the solution by issuing permits in a more timely manner, so that we can build more housing units. Maybe talk to our neighbors in Thousand Oaks or Camarillo to understand how it is that they process permits in an expedited and seemingly more efficient manner. Based on my experience today, it’s clear to me that when the right systems, staffing, and processes are put in place, efficiency can happen. As someone who loves Oxnard, invests in Oxnard, grew up in Oxnard, and wants to see its success, I hope the city accepts my feedback as constructive.

WEEK 8 Down: We are just about done with our Oxnard rehab 🏚project. Our tenants are moving in to a brand new ✨home tomorrow, May 31st, and the crew is finishing up the final details as we speak. In this 8-week period we completed a full rehab consisting of the following:
New sewer line
New interior drain lines
New 💧water lines
New ⚡️electrical panel
New 🔌electrical wiring
New 🪟windows & sliding door
New exterior & interior paint 🎨
New kitchen
New baths 🛁
New flooring
Home fumigated ⛺️

Plans have also been submitted for a 600 SF 2 bed & 1 bath garage conversion ADU, along with a 500 SF addition to be converted into a 2 bed & 1 bath Junior ADU. If history is any indication, then the City of Oxnard will take about 10-12 months to approve, if we are lucky. I wish the permitting process was streamlined. 😣

WEEK 7 Down: Flooring ✅ Kitchen 98% ✅ Interior Paint ✅ Bathrooms 90%.
🪟🪟90%. Electrical ⚡️panel. ✅ One window is delayed until June 20.

Home being fumigated tomorrow 🪟🎪- we lose 2.5 days since we can’t access the home.

City approved our request to eliminate the existing door and window facing the backyard and relocate them to face the side yard. This will facility the 500 SF addition to the back of the home and minimize the disruption for the tenants.

Tenants are scheduled to move in Sunday, May 29 🙏🏼 🏚🏡 It is now crunch time.

WEEK 6 Down: Flooring ✅ Kitchen 90% ✅ Interior Paint (1 more coat) ✅ Bathrooms 70%✅ 🪟🪟❌.
Electrical ⚡️panel next week. The supply chain challenges are real. Our windows have been delayed for 4 weeks. We couldn’t find electrical panels at local hardware stores (Lowes, Home Depot, Contractor’s Warehouse). Amazon had plenty and the 200 AMP panel arrived 2-days later.

If you’re thinking of doing any home improvement projects. Be sure to plan ahead and order windows, panels, or kitchens early.

We have excellent tenants that will be renting the home from us and we feel lucky 🙏🏼 that a wonderful family will get to enjoy a fully renovated home. The timeline has been moved to May 27 given some of the supply chain challenges, but still in time for tenants to move in. 🙏🏼 🏚🏡

Drain line concrete patch ✅ Kitchen texture & paint ✅ Kitchen cabinet install ✅❌ 50% done
Quartz countertop installation Tuesday. Flooring install Wed/Thursday. Bathrooms 🛁 Frid/Sat.
Windows 🪟🪟delayed 2 weeks.
Electrical ⚡️panel week of May 16th.
Still on target for May 20 completion. Then, submitting the ADU & JADU plans. 🙏🏼 🏚🏡

WEEK 4 Down: Passed ✅ electrical ⚡️inspection the second time around ☺️🙏🏼. All electrical wiring is done. Drywall is mostly done. Kitchen has been ordered and should be ready for pick up this week.

Most of the interior has texture applied and primer.

We won’t get started on the electrical panel until we are done with the interior, so that we can show prospective tenants the interior of the home. We are also still waiting for the windows, and I should buy the flooring this week. DM if you have any ADU, rehab or permitting questions. 🏚🏡

Meet one of Oxnard’s newest homeowners, the Salas Family. I first had the pleasure of helping them sell their home in the Santa Clarita Valley several months ago. Joe & Julie raised 3 children in their wonderful cul de sac home in Canyon Country. However, Joe & Julie are now retired and their kids are all grown up. So, they decided to move to the cooler weather Ventura County has to offer.

I still remember giving Joe & Julie a quick Ventura County tour when they were considering their relocation. I noticed how much they enjoyed the cool weather.

Joe and Julie were public servants who devoted their careers to make a positive contribution to our community.

I know the journey was long, but I know it will be well worth it in the end. Thank you both for allowing me the opportunity to accompany you on this chapter of your lives!

It’s true that I make a living selling real estate, but I am lucky enough to make a life by the incredible friendships that are formed along the way. Wishing you nothing but blessings and wonderful memories in your new home.
