Our journey began back in February, and with her heart set on a few very specific neighborhoods 📍, inventory was limited. We toured several homes together, including FOUR off-market properties I discovered through my networking efforts with colleagues. We even opened escrow on another home, but ultimately, it just didn’t feel right.

And then… THIS stunning Spanish Revival hit the market 3 weeks ago! 😍🏡✨

Not every home needs a renovation before selling. Sometimes the smartest strategy is knowing when NOT to spend the money.

After being tenant-occupied for 23 years, this property was ready for a renovation. Rather than advising my sellers to invest into improvements, I recommended selling AS IS.

Why? With today’s market conditions, a higher HOA $680😅, and higher interest rates on condo financing, I couldn’t confidently guarantee my sellers a return on that investment.

The result? Under contract within the first TWO weeks! While many condos are experiencing longer days on market, we positioned this property strategically to attract the right buyer without the sellers taking on unnecessary renovation costs.

Experience, consistent production, and a deep understanding of the local market make a difference. It’s not just about getting a home sold. It’s about knowing how to advise your clients, protect their equity, and make decisions that serve their best interests.

I’m proud to have guided my sellers through a successful closing that did have many behind the scenes challenges with title issues that needed attention and we resolved them early on to avoid delays.

A townhome wasn’t originally part of the plan for my buyer… until this one came along!

Low HOA, AC, beautifully remodeled kitchen and bathrooms, and so many more updates. We toured it, fell in love, and I got to work and had an acceptance before the first open house was over. 🫡💪

Another one where acting fast, being intentional, and having a strong reputation with the agents on the other side mattered. They knew I would get it done, and we did! 💥We negotiated a $5,000 credit after inspections, worked through an appraisal that didn’t come in at value, kept everyone moving forward, and still closed in just 19 days!

OFFER ACCEPTED IN MIDTOWN VENTURA! 🔑🏡

The minute I toured it with my buyer, we knew we needed to move fast and come in STRONG. The Open houses were so busy and a home this charming we knew it would draw all the attention it deserves.

And when your client really wants the home, you feel that pressure too. As their agent, I take that seriously. I’m there to advocate for them, strategize, communicate, and do everything I can to get it done because their outcome matters to me. 🫡💪

So we didn’t wait around to see what everyone else was going to do. We were strategic. Intentional. And strong from the start. We made sure to be the FIRST to submit our offer. August Production ✨ What a busy and incredibly rewarding month!

Looking back on August, we can’t help but feel so grateful for the amazing families we’ve had the opportunity to serve. Each home, each transaction, and each family represents a responsibility we never take for granted to help our clients reach their real estate goals and guide them through such an important season of their lives.

August brought long days and seven-day work weeks filled with open houses and marketing for our new and older listings, late showings for current and new buyers, inspections for buyers under contract on some amazing homes, negotiations, phone calls, problem-solving, and so much happening behind the scenes with our escrows all while serving these 8 families at once and new clients coming our way. 🫶🏻💪🙌

We get to advocate for people. We get to help families make big moves. We get to be trusted with their homes, their finances, and their next chapters. What a blessing that responsibility is.💙🙏🏼

September will bring many sets of keys 🔑🏡 but before we turn the page on another month, we want to reflect on the goodness of August and every family who was brought our way.
