Something exciting is slowly taking shape at Channel Islands Harbor.

If you've driven down Peninsula Road lately, you've probably noticed work happening where the old Casa Sirena Hotel and Lobster Trap Restaurant once stood.

That property is being redeveloped into a 210-suite Hyatt House, complete with waterfront dining, a rooftop bar, meeting space, a public plaza, and beautiful harbor views.

One thing we found especially interesting while researching the project is that construction wasn't simply delayed—it actually depended on a major shoreline improvement first. The Harbor replaced the aging rock revetment surrounding the peninsula, strengthening the shoreline before any vertical construction could move forward.

The project is currently in another planning phase while the developer updates plans and secures financing before construction continues.

Whether you're a longtime local or someone who simply loves spending time around the Harbor, it's always fun to watch these projects evolve. They become part of the story of how our community continues to grow while keeping its waterfront character.

What does a "work meeting" look like when you sell coastal real estate?

Sometimes it's coffee.

Sometimes it's contracts.

And sometimes it's a morning walk with Jill through the neighborhoods we know by heart.

One of the things I love most about Coastal Oxnard is that every walk is different. One minute you're admiring colorful succulents climbing an old fence, the next you're spotting a curious squirrel, meeting an impossibly friendly little pup, or stopping to admire a yacht that probably costs more than every house on the block.

Bringing Your Dog to Oxnard’s Beaches? Here’s What to Know 🐾

One of the things I love about Coastal Oxnard is how naturally the beach becomes part of everyday life—including life with our four-legged family members.

But before heading to Hollywood Beach or Silver Strand Beach with your dog, it is important to know the local rules.

Leashed dogs are permitted at both beaches:

🐶 Before 9:00 a.m.
🐶 After 5:00 p.m.

Oxnard City Code requires dogs in public places, including public beaches, to remain securely leashed and under the continuous control of someone capable of handling them.

A few simple reminders:

✔ Keep your dog securely leashed
✔ Follow the permitted beach hours
✔ Bring waste bags and clean up after your pet
✔ Respect posted wildlife and nesting areas
✔ Give other beachgoers and animals plenty of space

Hollywood Beach Is Home to More Than Beautiful Sunsets 🐦

One of the things I love about working in coastal real estate is that there is always more to understand about the places we call home.

Hollywood Beach is not only a beautiful place to walk, watch the sunset, or spend a summer afternoon. It also provides important nesting habitat for the Western Snowy Plover, a small and vulnerable shorebird whose breeding season generally runs from March through September. Protective fencing and posted areas help give nesting birds, eggs, and chicks a safer place to thrive.

During beach season, a few thoughtful choices can make a meaningful difference:

✔ Respect all posted fencing and nesting areas
✔ Give birds plenty of space
✔ Keep dogs leashed and follow permitted beach hours
✔ Never allow pets inside protected habitat
✔ Leave nests, chicks, driftwood, and natural beach debris undisturbed

At Hollywood Beach, leashed dogs are permitted before 9 a.m. and after 5 p.m., but they should always remain outside protected nesting zones.

Living near the coast comes with extraordinary privileges—and a shared responsibility to protect the wildlife that was here long before us.

Why Two Coastal Homes Can Have Very Different Values

One of my favorite parts of real estate is helping people understand what doesn't always show up in the numbers.

Square footage matters.

So do bedrooms, bathrooms, and recent comparable sales.

But along the coast, those are only part of the story.

Things like walkability to the beach, proximity to Channel Islands Harbor, natural light, outdoor living spaces, and even the feeling a neighborhood creates can have a meaningful impact on value.
