🚨 BIG CHANGES ARE COMING TO RESIDENTIAL APPRAISALS 🚨
Beginning November 2nd, conventional residential appraisal reports are going to look very different.
The new UAD 3.6 appraisal format brings significant changes to the way appraisals are inspected, documented, completed, and delivered and the transition is already beginning. Some lenders have already started ordering reports using the new format.
At Burkeen Appraisals, Melanie Petter and Callie Dodson have been preparing for these changes so we can help our lenders, REALTORS®, and homeowners know what to expect.
A few things to keep in mind:
• Inspections may take longer as additional property information, photographs, and documentation are required.
• Appraisal fees may increase due to the additional time and reporting requirements involved with the new format.
• Updates and renovations should be documented. If you’ve remodeled or made improvements, having receipts, permits, contractor information, dates of improvements, and before-and-after photos available can be extremely helpful.
📌 Important: The November 2nd UAD 3.6 transition applies to conventional appraisal assignments.
This is one of the biggest changes we’ve seen in residential appraisal reporting in many years, and there will naturally be a learning curve for appraisers, lenders, agents, and homeowners.
