The real estate market remained active across Western Kentucky throughout May, with more homes hitting the market and buyers continuing to make moves on well-priced properties.

Here's a snapshot of the month:

🏡 82 New Listings
💰 27 Price Reductions
⏳ 63 Homes Under Contract
🔑 48 Closed Sales

What does this mean?

✅ Buyers are seeing more inventory and a few more opportunities than we've had in recent months.

✅ Sellers can still achieve strong results, but pricing and presentation are more important than ever.

✅ Homes in desirable locations and properties with acreage continue to attract strong interest and move quickly.

Overall, we're seeing a healthier, more balanced market compared to earlier this year. Buyers have more choices, but the best properties are still generating attention and offers.

Everyone keeps asking if they should wait for rates to drop ⬇️

Here’s some context:

In the 1980s, people bought homes with 12% mortgage rates 🤯

In 2020, rates dropped to around 3%. Today we’re around the 6% range.

So the question becomes:
Are you waiting for rates to drop...or are you waiting and hoping prices don’t keep rising?

Real estate is usually a long-term game. Time in the market usually matters more than timing the market.

If you’re planning to buy in the next year or two, it might be worth running the numbers now instead of waiting and guessing.
