How High Should You Hang Artwork?

If everyone has to look toward the ceiling to see your artwork, it may be hanging too high.

A good starting point is to place the center of the artwork about 57 to 60 inches from the floor.

When hanging art above a sofa, bed, or console table, leave roughly 6 to 8 inches between the furniture and the bottom of the frame.

The artwork should feel connected to the furniture, not like it’s trying to escape up the wall.

Quick education for anyone buying with FHA, VA, or USDA financing around Paducah:

Seller concessions are a thing. And they matter.

A seller concession is when the seller agrees to cover some of your closing costs as part of the deal. It doesn't lower the sale price — it just means less cash out of your pocket at closing.

For buyers using government-backed loans, this can be a big deal. Especially when you're working with a tight budget and high-ish interest rates.

Here's a real example of what that can look like:
Home listed at $200,000. You offer $200,000 with $5,000 in seller concessions. That $5,000 can cover a big chunk of your closing costs. You come to the table with a lot less cash.

Not every seller will agree to it. But in today's market, more sellers are open to the conversation than they used to be.

When you buy a home, title work checks for:
1. Liens.
2. Ownership issues.
3. Recording errors or past claims.

Use this order:
1. Fix safety and maintenance problems.
2. Handle anything causing ongoing damage.

4. Choose projects that make daily life easier.
5. Save purely decorative changes for later.

A leaking faucet deserves attention before the guest-room wallpaper, even if the wallpaper is much more fun.
