My top priority is to be in constant communication with my clients. Born in Wichita, Kansas, my family decided to make the move to Pagosa Springs in 1996. Needless to say, I've seen a lot of changes while growing up here. There was only one stop light when we moved! After graduating from Pagosa Springs High School, I went on to attend the University of Colorado at Boulder where I studied Psycholog

y. Today, I am raising my two amazing kids here. They love everything that is Pagosa, including fishing, hunting, 4-wheeling, and snowmobiling. As for me, my hobbies include interior decorating, reading, traveling, spending time with friends and family, and anything that revolves around water. Over the years, I have worked in a variety of industries from fitness and restaurants to property management and dentistry. The biggest takeaway I have from my past experiences is that I am passionate about working with people and helping them achieve their goals. I first started in real estate in 2006, where I primarily focused on commercial real estate and leasing. During that time, I also served on the Board of Realtors as Secretary. Since then, I have worked for other brokers in our area handling vacation rentals as well as contract management.

You may wonder why I post the monthly updates a little past the first of the month. Sometimes it can take several days for the sales to be entered into the MLS. My goal is to provide you with the most amount of information possible, and more importantly, accurate and complete data.

So, how did our local real estate market do in May?

Compared to last month, we were up by 10 home sales. In May, the average sold price was $923,097⬇️ whereas the median sold price was $739,000⬆️. The average days on the market for May were 77⬇️ while the median days on the market were 56⬇️.

In May, we saw 57⬇️ new (new to the market, not new construction) stick-built homes come onto the market for sale. Year over year, that is down by 19 homes compared with May of 2025, which saw 76 new homes for sale. Currently, there are 233⬆️ stick-built homes for sale in Archuleta County.

👉There are 53 homes for sale under $600,000 (same as last month).

💡Quick tip for Sellers...with Buyers being more patient, it is so important that you and your agent keep a close eye on the competition and pricing. If they are recommending a price reduction, it's important that you are open to those conversations and be ready to pivot when necessary.
