🌿 WHAT'S HAPPENING IN THE BIG ISLAND REAL ESTATE MARKET?

September 2026 brought some interesting numbers for Hawaiʻi Island!

Single-family home sales increased 21.5% compared to last September, with the median sales price reaching $499,000, up 15.0% year over year.

Condominiums also saw stronger activity, with closed sales rising 34.7% and the median price reaching $604,500, an increase of 5.5%.

📊 What does this mean?

For sellers, increased sales activity is an encouraging sign, but pricing your home appropriately for its location and condition remains important.

For buyers, these numbers are a reminder that the market isn't the same everywhere. Opportunities and competition can look different depending on the neighborhood and property type.

Every part of Hawaiʻi Island has its own market dynamics, and understanding those differences matters.

💧 BUYING A HOME WITH CATCHMENT?

When you’re buying a home on the Big Island, there’s often more to consider than what you see inside the house.

In many parts of East Hawaiʻi, rainwater catchment is part of everyday homeownership. Understanding how the system works—and knowing what to look for—can be an important part of evaluating a property.

Tank condition, roof and gutters, pumps, filtration, UV treatment, and maintenance history are all details I encourage my buyers to pay attention to when considering a home with catchment. 🏡💧

The house is only part of the property. Local knowledge means understanding the systems, land, and details that come with owning a home here.

💧 BUYING A CATCHMENT HOME?
HERE’S WHAT I TELL MY CLIENTS.

If you’re looking at homes in East Hawaiʻi, there’s a good chance you’ll come across properties that use rainwater catchment instead of a municipal water connection.

If you’ve never owned a home with catchment before, it may seem unfamiliar—but it’s a common part of homeownership in many areas of the Big Island.

So, what should you know as a buyer?

A catchment system collects rainwater from the roof, directs it through the gutters, and stores it in a tank. From there, a pump delivers the water to the home, typically through a treatment system that may include filtration and UV equipment.

But when I’m looking at a catchment property with my buyers, the tank itself is only one part of the conversation.

We also want to understand the condition of the roof and gutters, the tank’s size and age, the pump and plumbing, filtration and UV equipment, and how the system has been maintained.

And that last part matters—catchment is a system you maintain. Regular upkeep can include cleaning gutters, inspecting and cleaning the tank, changing filters, and maintaining treatment equipment.

None of this necessarily makes a catchment home complicated. It simply means knowing what you’re buying and understanding the systems that come with the property.

🏡 That’s something I remind my buyers often: the house is only part of the property.

When you’re buying on the Big Island, local details can make a big difference—from catchment and wastewater systems to roads, lots, and the characteristics of the area you’re considering.
