š”The Lally Realty Team Pahrump Real Estate Market Check ā June 2026
Iāve had a lot of conversations lately with residents wondering whatās going on with the housing market, so hereās a clear, plain-English version for those interested:
Firstly, we are not in a crash, but it is far from the fast-moving market we had a few years ago...
Nationally, buyers are still out there, but many are cautious because mortgage rates are still in the mid-6% range. That means monthly payment matters more than ever, and buyers are being much more selective.
Locally, homes in Pahrump are taking longer to sell. Recent market data shows many homes sitting closer to the 75ā100+ day range before going under contract or selling, depending on the source, property type, location, condition, and pricing.
What this means for SELLERS:
Pricing correctly from the beginning matters immensely. Overpricing and ātesting the marketā can lead to longer days on market and price reductions. Clean presentation, great photos, realistic pricing, and a willingness to negotiate are incredibly important right now. Chances are, all of our values have come down a bit, sorry to say. Don't be afraid to ask your Realtor for updates on value with CMAs (Comparative Market Analyses) every 1-3 months to keep an eye on your value. And ps, those automated estimates online (eg Zillow's "zestimates") aren't always reliable or accurate.
What this means for BUYERS:
There's more breathing room than there was during the frenzy of the last few years. You may have more room to negotiate on price, repairs, closing costs, or even rate-buydown help ā but well-priced homes are still moving, so that negotiation room is not guaranteed.
Proceed carefully, but donāt automatically assume every listing is overpriced just because the market is slower. If the numbers support the price, the home is in excellent condition, and you truly love it, waiting too long can still cost you the right home.
For HOMEOWNERS:
Broad national headlines don't always tell the full story. Pahrump in general, and then specifically Mountain Falls, Artesia, Calvada, vacant land, manufactured homes, and stick-built homes can all behave differently.
My honest read: Yes, this market is undeniably slower, more cautious, and more price-sensitive ā but it's still functioning. The people doing the best right now are the ones looking at actual numbers, not hype, fear, or old 2021 expectations.
I'm happy to keep sharing local updates like this if itās helpful. And if youāre thinking about buying or selling and aren't currently represented, feel free to reach out to us directly. š”
