If you’re getting phone calls every day asking if you want to sell your house, you might assume it’s a REALTOR®. Most of the time, it’s not.
More often, it’s a wholesaler — someone trying to get your home under contract at one price so they can turn around and sell that contract to someone else for more money.
For years, this space operated with very little regulation, very little explanation of value, and almost no accountability.
Those days are now over thanks to the advocacy work of Ohio Realtors. 👏
Ohio has passed new protections for homeowners. Wholesalers are now required to provide a written disclosure clearly stating their intent — instead of presenting what looks like a simple cash offer with no contingencies.
If they fail to disclose this:
• The homeowner can walk away from the deal — even at the closing table
• The wholesaler may face serious penalties under Ohio’s Consumer Protection laws
This is a big win for homeowners and transparency in real estate.
