COPING WITH NEW RATES
1. Pay "discount points" to reduce your rate. In this case, a one time .75% of loan amount will reduce your .5% to .75%. For a $500K house this translates into a $150-$200/mo drop in monthly payment for a one time payment of $4000. For the life of the loan. Worth it if you plan on living there a long time as you can recoup this cost within only 18-24 months. Many lenders will allow you also roll this payment into your loan
2. Get an "Adjustable Rate Mortgage" (ARM). This is a gamble and can go either way. Your payment starts lower than market. If rates go up, your payment goes up. If rates go down, your payment goes down. Lenders will normally only guarantee this for 3,5 or 7 years and then require a refinance. This could go wither way. You could win or lose. For various reasons. These were extremely popular for a decade or longer BEFORE the 2008 crash. Your payments start lower, you can borrow more money to buy a house. It helps on the front end. Sometimes it helps o the back end, too. Sometimes it blows up.
