When you buy waterfront in South Florida, you aren’t just buying a house. You are buying marine infrastructure.

A cracked or failing seawall is easily a six-figure repair. Before making an offer, you need to look beyond the view and inspect the waterline just as hard as the home itself.

Check the structural condition of the seawall and find out who is legally responsible for its upkeep. Confirm that all dock and lift permits are fully active and transferable. Finally, verify the water depth at low tide so you know your boat can actually clear.

Never skip a marine inspection during your due diligence.

I recently helped a seller compare two. The higher one gave the buyer more ways to walk away. We took the other one, and the sale closed on time.

Reading offers is the real work on the listing side. Not the biggest number, but which one actually reaches the closing table.

J’ai récemment aidé un vendeur à comparer deux offres. La plus élevée laissait à l’acheteur plus de portes de sortie. Nous avons choisi l’autre, et la vente s’est conclue dans les délais.

Lire les offres, c’est le vrai travail du côté vendeur. Pas le plus gros chiffre, mais celle qui arrive vraiment jusqu’au closing.

In South Florida, insurance can quietly reshape your monthly budget.

Wind premiums vary a lot from house to house. What moves the number: roof age and shape, the year the home was built, impact glass, and distance from the coast.

Wind and flood are two separate policies. Your flood zone decides whether your lender requires flood coverage. It does not set your wind premium.

Ask for a quote while you are still looking, not once you are under contract.

Two identical homes one street apart can cost very different amounts to own each year.

This is Day 24 of 30 of my Real Estate Blueprint.

Before you make an offer on a Florida home, check the flood zone. The zone tells you whether your lender will require flood insurance at all.

What it does not tell you is the price. Premiums are set on the property itself now, things like elevation and how close the water is, so two homes in the same zone can quote very differently.

So do both. Check the zone, then get an actual quote on that address before you sign, and put that number in your monthly budget.

Confirming a showing and hoping for the best is not a strategy.

This is Day 23 of 30 of my Real Estate Blueprint.

When a showing request comes in on one of my listings, I call the agent on the other side first. Every request, every listing.

I ask what their buyer is looking for, what their dealbreakers are, and what else they are seeing that day. If they need a primary bedroom on the ground floor and mine are all upstairs, we both save an afternoon.

And when the home is a fit, knowing their list lets me build the walkthrough around what matters to them and show my seller’s home at its best.

I have seen buyers fall in love with low monthly HOA fees, only to get hit with a massive surprise bill right after closing.

This is Day 22 of 30 of my Real Estate Blueprint.

A special assessment is a one-time bill the HOA board charges every owner when the building runs out of funds for major projects. Your monthly dues might look great, but a five or six-figure assessment can suddenly hit for a new roof, concrete repairs, or a reserve shortfall.

Before you sign any contract, always ask: Are there any charged, pending, or upcoming assessments?
Always get the answer in writing from the association. Surprises in real estate are expensive.
