You love the house. But would your horses love the property?
That’s a question worth asking before you fall in love with the view.
When I help buyers explore equestrian properties in Florida and Tennessee, I look beyond the beautiful home and barn. Here are five things I want my clients thinking about:
1.) Usable pasture. Total acreage doesn’t just tell you how much land actually works for your horses.
2.) Drainage. Visit after a good rain if you can. It can reveal things a sunny showing won’t.
3.) Property restrictions. Confirm that your plans for horses, barns, fencing, and riding areas are allowed.
4.) Daily convenience. Water access, trailer access, hay storage, and the distance between the house and barn all matter.
5.) The ongoing budget. Fencing, pasture care, and barn maintenance belong in the conversation from the beginning.
My job is to help you ask the right questions before making a big investment.
Now I’m curious !!!
If you could have your ideal horse property, what would be your ONE nonnegotiable?
A beautiful barn, room to ride, direct trail access, or something else? Tell me in the comments. I’d love to hear what you have to say.
