You might not think a Bass Pro Shops announcement has anything to do with real estate, but stick with me for a second. A two-story, 80,000 square foot Bass Pro Shops has been proposed for the Oakbrook Square Shopping Center right at the corner of US 1 and PGA Boulevard in Palm Beach Gardens. That is a major national retailer choosing to plant a flag in a corridor that already has Publix, Starbucks, Chipotle, and soon the Ritz Carlton up on Donald Ross Road.

Retail follows rooftops. That is just how it works. When brands of this size start committing to a specific intersection, it is because the population density and the income levels in that surrounding area justify the investment. Palm Beach Gardens and North Palm Beach are not exactly undiscovered territory, but announcements like this one have a way of accelerating what was already happening.

The proposal still needs to clear planning, zoning, and city council, so this is not a done deal yet. But the direction is clear. The PGA Boulevard corridor is being built out in a way that is going to make the neighborhoods surrounding it even more desirable over the next few years.

Boynton Beach just became the most interesting story in western Palm Beach County real estate. Toll Brothers paid $21.65 million for a shuttered 122-acre golf course in the Cypress Creek area, a site that last sold for $2.69 million back in 2001. That is not a typo. The land sat dormant for years while neighbors debated what would happen to it, and now one of the biggest homebuilders in the country just answered that question with a check and a plan for 152 single family homes.

This is not a fast flip either. The site carries a brownfield designation, meaning Toll Brothers has to work through soil testing, environmental cleanup, and state-level remediation approvals before a single foundation gets poured. That process takes time, which is exactly why the buyers who pay attention to these announcements early tend to be in the best position when the community actually opens.

Western Boynton Beach has been quietly holding value while other parts of Palm Beach County have been grabbing headlines. A project of this scale, from a builder of this caliber, on a site this close to South Military Trail and Old Boynton Road, is the kind of signal that changes a neighborhood's trajectory.

This is actually a big deal for Florida homeowners and it is not getting enough attention. Governor DeSantis just signed a new law that removes the building permit requirement for single family home improvement projects valued under $7,500, and it takes effect July 1st. That means if you are a homeowner in Port St. Lucie and you have been holding off on smaller repairs or upgrades because of the time and cost that comes with pulling permits, that headache is about to go away.

Now there are limits worth knowing. Local governments can still require permits for electrical, plumbing, mechanical, gas, or structural work regardless of the project cost. And you cannot split a larger project into smaller pieces to get around the threshold. But for general improvements under that number, you are clear.

For anyone buying a home in Port St. Lucie right now, this changes the math a little. Cosmetic updates, landscaping work, and smaller renovation projects just got faster and cheaper to execute. That adds up quickly when you are settling into a new home or preparing one to sell.
