Let me tell you about one of the wildest weeks I have ever had in this business.

I drove about two hours out to Sebring to list a property for a customer I have worked with for years. Sign goes up. About a week later, a neighbor who had been trying to sell their own home by themselves reaches out and asks if I can help. I said yes, and we listed that one too.

Here is the part people do not think about enough. There were eight other homes for sale in that exact same neighborhood, and they had been sitting. Just sitting. That is exactly why a specific marketing plan for each property matters so much. It is not enough to throw a sign in the yard and hope. The marketing plan I put together for that first listing is actually what caught the attention of the neighbor and generated that second listing in the first place.

Here is where it gets interesting. The second property gets an offer within seven days and goes under contract. During the inspection, the buyers walk through and realize it is not actually the right house for them. So what do they do? They ask to see the first property. They walk it, and they put in an offer.

At the exact same time, I reach out to the agent working the first property to let them know the original offer fell through. Their clients go take a look, and they put in an offer too.

So now I have both properties under contract within a week and a half to two weeks of each other, and both deals ended up closing within days of one another. Start to finish, this entire thing wrapped up in under 30 days. And it all traces back to having a real, specific marketing plan while eight other homes in that neighborhood just sat there with none.

Two houses, two hours from home, and it all came together like it was meant to happen. This is why I love this job.
