Some days stay with you forever.

September 11 is one of them.

Lisa and Steve were working in the office that morning with Good Morning America playing on the television. When the first plane hit, like so many Americans, they thought they were watching a terrible accident.

Then the second plane hit.

And everything changed.

So much was lost that day. Lives. Loved ones. A sense of security we had taken for granted.

But there was also extraordinary courage.

Firefighters, police officers, first responders and everyday Americans ran toward danger to help people they had never met. Their sacrifice is something we should never stop honoring.

We all said, **“We will never forget.”**

And while we remember what happened that morning, we also hope we never forget what happened in the days that followed.

American flags sold out.

Churches filled.

Neighbors helped neighbors.

Strangers looked out for one another.

People thanked first responders and held their loved ones a little closer.

There was a deep sense of gratitude for our country, our freedom and the people willing to protect others.

We wish September 11 had never happened.

But we also wish we had held onto more of what we remembered afterward — gratitude, service, kindness, patriotism and the importance of showing up for one another.

Today, all of us at Treu Group Real Estate remember the lives lost, the heroes who sacrificed so much, and the families who still carry that loss every day.

We said we would never forget.

We still mean it. 🇺🇸

If Florida is part of your plans, this is one property tax update worth watching closely. 👀

Florida voters will decide on a property tax amendment this November that could change the homestead exemption beginning in 2027.

If approved, the exemption for non-school property taxes would increase to:

🏡 $150,000 in 2027
🏡 $250,000 in 2028

The timing piece is especially important.

Under the proposal, people who establish Florida residency after December 31, 2026 may still qualify for the regular homestead exemption, but they may have to wait until their fifth year of receiving homestead exemption to receive the additional bonus exemption.

And an important reminder: this has not passed yet. Florida voters will decide in November.

For anyone considering a move to Florida, this is a good example of why the decision involves more than the price of the home. Property taxes, homestead rules, timing and long-term costs can all affect the bigger picture.

We’ll continue watching this closely and sharing updates as we get closer to the vote.

September tends to sneak up on me every year, and this one is no different.

Steve has been out on the golf course earlier in the mornings now that there's a little more air to work with. The office has that fall-market energy, the phones picking up, the calendar filling in, the conversations that feel more ready than they did in August.

I've been in this business long enough to have a real feel for the seasons. The fall market in Palm Beach County is one of my favorites. Not the frenzy of spring. Buyers and sellers who are genuinely ready, and the conversations that go with that.

What I find myself thinking about at this time of year is how much I still love what I do. Helping someone find the right home in a place I genuinely love living in, that feeling has not changed. It was there in 1989 and it's there today.

The Boca Raton morning I keep recommending when someone is seriously thinking about moving here.

Start at Gumbo Limbo Nature Center, right on the beach off A1A. It's a working sea turtle rehabilitation center surrounded by native coastal hammock, free to visit most mornings, and the kind of place that makes people get quiet. You walk the boardwalk over the dunes, see turtles being rehabilitated, and come out on a beach that doesn't feel like anywhere else.

Walk south toward Red Reef Park. The water is warm, the beach is public, and on a weekday morning in September you'll understand quickly why people choose this stretch over the more crowded ones.

For lunch, head to Mizner Park. The outdoor feel of this area, with its restaurants, museum, amphitheater, and covered walkways, is the kind of environment Palm Beach County does well and most cities can't quite pull off.

What makes Boca interesting as a place to live is that it has multiple versions of itself. The beach communities, the downtown corridor, the western neighborhoods, each one draws a different kind of buyer. Part of what I do with relocation clients is figure out which version fits their life.

The 11th Annual BBQ, Brews and Blues is happening this Saturday, September 5, at Heart & Soul Park. Local BBQ restaurants competing for the trophy, craft beers from South Florida breweries, live blues music through the evening, a kids' zone, and a VIP option if you want the full experience.

The home we thought we wanted wasn’t the one we chose. And that surprised us. 🏡

Going through our own move to L’Ambiance at Avenir in Palm Beach Gardens gave us a fresh reminder of what buyers experience every day. 📍

You can study floor plans.
You can make a list of must-haves.
You can think you know exactly which model is going to work.

And then you walk through the homes in person and realize something feels different. 👀

That happened to us.

What helped was stepping away from the checklist for a minute and thinking about our real life. 💭
