According to Elliott Eisenberg - the Bowtie Economist - Compared to the 2006 Housing Boom peak, home prices are currently 71% higher. However, after accounting for inflation, home prices are just 10% higher. Thought of slightly differently, nominal home prices are exactly double what they were in 2004. That works out to a compound annual growth rate of 3.6%. While housing prices went crazy during Covid, over the long run price increases have been rather pedestrian.
What this means is that while I hear so many others tell me that home prices are too high, they have increased at an overall rate of less than 4% which was the average over time for more than 50 years. Homes are still a great investment for many reasons - value accumulation is one. What are some other? Please share below.

The problem that I see in defining leadership is that we want to put a number of character traits or behaviors or skills in a list and say that’s what it takes. This article clarifies that it is about context, the situation, the complexity, the parties, the goals,and lots of moving parts. Leadership is a way of being recognizing that a leader must show up in the situation based upon the context and the interaction of the parties, and then suggest an action that moves closer to the goal.
