There are few places that capture the spirit of Palm Beach quite like Worth Avenue. ✨

What began taking shape in the early 1900s grew into the iconic destination it is today, with its Mediterranean architecture, charming vias, world-renowned boutiques, galleries, and restaurants. The avenue’s fashion history really took off in the 1920s, and it has remained one of Palm Beach’s most recognizable addresses ever since.

But what I love most about Worth Avenue is that it never feels like it is simply about shopping. It is an experience. A beautiful afternoon strolling the vias, stopping for lunch, browsing a favorite boutique, or running into someone you know.

It is polished and sophisticated, but still has that unmistakable Palm Beach charm. And after all these years, it is still one of my favorite places to spend an afternoon. 🤍

If you are visiting Palm Beach, Worth Avenue is one of those places you simply have to experience for yourself.

Let’s talk about inspection negotiations, because this is one area where buyers and sellers can have very different expectations. 👀
Florida is an as-is state, which means an inspection report isn’t automatically a seller’s to-do list.

If an inspector finds a leaking newer roof? That’s a different conversation. An unexpected, significant issue like that is something I would absolutely expect the parties to discuss.

But 20 little maintenance items? A loose handle, a dripping faucet, a few things that simply come with owning a home? That doesn’t necessarily mean the seller is expected to fix every item on the list.

And in the market we’re in right now, sellers are often willing to be reasonable and address unexpected issues. But buyers should go into an inspection understanding the difference between knowing about something and expecting the seller to fix it.

The inspection is there to help you understand what you’re buying, not create a renovation list for the seller. 😉

Maybe it’s the mornings by the water, the ability to spend more time outside, or the way a beautiful afternoon can turn into dinner without much of a plan.

There’s a little more room to breathe. More time outdoors, more time with the people you love, and less feeling like you’re constantly rushing from one thing to the next.

For so many people, that’s the appeal of the Palm Beaches. It’s not just where you live, but how living here makes you feel. 🤍

What draws people to Palm Beach is often much quieter than what you might expect.

Yes, there are beautiful homes, impressive cars and all the things that come with living in one of the country’s most desirable communities. But for many of the buyers I work with, the real appeal is something else entirely.

It’s the privacy. The natural beauty. The intimacy of a small community. The ability to move through your day surrounded by water, gardens, architecture and people you know.

There is a certain luxury in having everything you could want without feeling the need to show it.

Perhaps that’s why “quiet luxury” feels so fitting here. Palm Beach has never needed to be loud to be exceptional.

San Diego, you were good to me. ☀️

A few days of great conversations, familiar faces, new connections—and getting to take the stage at Inman to talk about an industry I’ve spent a lot of years growing up in.

The older I get, the more I realize the best part of this business isn’t really the real estate. It’s the people you meet along the way, the relationships that stick, and the conversations that make you think a little differently.

Summer in South Florida is considered our off season, but you can feel the energy starting to shift.

As the weather cools elsewhere, Palm Beach begins to fill back up. Snowbirds return, seasonal residents trickle in, and the island starts to come alive again.

It’s one of my favorite transitions of the year. Season is almost here. 🌴

One of the biggest shifts I’m seeing with buyers right now has less to do with what’s inside the home and more to do with what’s outside the front door.

People want to walk downstairs and go to dinner. Walk to Pilates. Walk the dog. Grab a coffee. Meet a friend for lunch. Have more of their everyday life within reach. 🚶‍♀️✨

We’re seeing this play out in downtown West Palm Beach, where walkability has become a major part of the appeal, and we’re seeing it in Avenir as the community continues to grow and more amenities come online.

Convenience has become part of the luxury equation. For a lot of buyers, being able to leave the car at home is no longer just a nice bonus. It’s becoming part of what makes a location feel like home. 🤍

One of the first questions I get from my New York buyers: “Wait… where’s the attorney review?”

Florida does things a little differently.

Instead, buyers have an inspection period, which is really your time to slow down and do your homework. Bring in the inspector, contractor, attorney, your dad… whoever you need. Look at everything, ask all the questions, and make sure the property is actually the right fit.

And yes, during that window, you can walk away from the contract without having to give a reason.

It’s different from New York, but honestly, I think buyers appreciate having that flexibility once they understand how it works.

Just one more Florida difference to know before you sign. 🌴
