🆘 Now that our city is on the map and many people know about it, we are seeing an influx of wholesalers .

I can count 5 or 6 properties in the 33405 zip code being held hostage to these individuals. Typically how this works, the Sellers get a call to purchase their home with terms that seem too good to be true with a long contingency period.
During this period they are in contract with the seller, they shop it at an inflated price to the local and surrounding buyers and builders.

Why is this a problem?

Sellers: lose out on the extra financial gain that the whole seller is profiting. Ex: they lock you into a $800k purchase price but sell/assign it to the open market at $1.1m. Pocketing the difference. Seller had an opportunity to pocket $300k more or receive legitimate offers.

Buyers: Buyers have to assume a contract a wholeseller negotiated which typically have bad buyer terms, possible fraudulent sales and purchase contracts and assignability of what could potentially be a bad title.

The market: causing disruption in the market with these inflated prices and holding the properties from all potential buyers with intent to find a buyer willing assume these tricky scenarios.
In addition, without the intent to actually buy themselves, they may hold your property during a booming buying market. And finally cancel in the last minute, leaving Sellers in a lurch if they had started the moving process.

At times: these individuals will use agents from boutique and non-regulated brokerages. Make sure you are consulting an experienced professional from a reputable brokerage or attorney before signing any offers from a cold call.
