More Homes Hit the Market as Demand Cools
We're seeing a shift in the market: over the four weeks ending August 23, new listings across the US ticked up 0.4% week-over-week, with total homes for sale climbing 0.5%. That’s the highest inventory we’ve seen since early Q2. At the same time, pending home sales dipped by 1.1%—a six-month low—as many buyers paused their search due to higher housing costs, even though more options are available. The median home-sale price nationally is up 1.9% from last year, now above $400,000, and average mortgage rates are hovering near 7%, their highest in over a year. For those actively searching, this combination of rising inventory and cooling demand is creating more favorable conditions: buyers have more room to negotiate, whether it’s for price reductions or seller concessions. From my experience working with both buyers and sellers, homes that have been on the market for several weeks often give buyers the best leverage, while sellers who price realistically—rather than aiming for last year’s highs—tend to see the best results.
