Real Estate Tip Tuesday! 🏡💰 Your down payment is only part of the picture.

When you’re budgeting for a home, remember to plan for closing costs, too. These can include lender fees, your appraisal, title fees, prepaid taxes and insurance, and more.

You’ll often hear 2–5% of the purchase price as a general guideline, but your actual costs will depend on your purchase, financing, and contract.

🔑 Before making an offer, ask your lender for an estimate of your total cash needed to close—including your down payment. Paying cash? Your title company or closing attorney can help estimate your costs.

A little preparation now can help you feel more confident about your next move.

Sometimes when we’re overwhelmed, we don’t actually need more advice—we need to feel understood. There’s a psychology concept called perceived responsiveness, which is the feeling that someone genuinely hears you, understands what you’re experiencing, and cares about what you’re saying. That matters in real estate because buying or selling a home can bring up stress, fear, uncertainty, pressure, and a whole lot of second-guessing. A good agent isn’t just there to give you more options or push you toward a decision. Sometimes the most helpful thing is to listen, slow things down, and help you get clear again. Because when we feel less overwhelmed, we usually make better decisions.
