The June real estate numbers are in, and one trend stands out across South Florida: buyers are staying active while inventory continues to tighten. 📈🏡

Across Palm Beach, Martin, St. Lucie, Indian River, Broward, and Miami-Dade Counties, we saw:
• More homes selling than this time last year in many markets
• Pending sales continuing to rise, showing strong buyer demand
• Inventory remaining below 2025 levels across nearly every county

Take a look at the Palm Beach County numbers...

Sales in May are up and inventory dropping significantly compared to last year.

Medium sales price is up 5% from last year but with year over year inflation, it’s pretty breakeven. However, active inventory dropping 23% and pending sales up 20% is the big story. The market has been resilient despite picked up inflation from the war and
interest rates that dropped off of their 5.99% low from March.

Some of this should be taken with a grain of salt as last May’s sales were down from a lack of homes going under contract when tariffs were announced in April of 2025. On the ground we are still seeing good activity. In addition, the possibility of the no
property tax law on $250k homestead for starters could lead to a surge of summer activity that mimics season.
