🏡 Thinking about selling? There’s more to today’s market than mortgage rates.
We just attended a Treasure Coast State of the Market presentation, and some of the numbers behind our local housing market deserve sellers' attention.
Florida continues to attract significant wealth and population from other states. At the same time, we're seeing another important migration pattern closer to home: South Florida residents are moving north into Martin and St. Lucie counties.
And higher interest rates don't tell the whole buyer story.
💵 In Martin County, 51% of all July home sales were CASH, including 58% of sales over $1 million.
📍 Port St. Lucie added 9,131 residents from 2024 to 2025, according to data presented from U.S. Census Bureau population estimates.
💰 Florida gained $136.9 billion in net adjusted gross income from migrating taxpayers between 2019 and 2023, including $22.74 billion flowing into Palm Beach County.
What does that mean if you're considering selling?
Our region continues to attract people, purchasing power and housing demand.
That doesn't mean every property automatically appreciates or sells quickly. Price, condition, location, competition and marketing still matter enormously.
But the bigger economic and demographic picture gives Treasure Coast property owners some compelling reasons to pay attention.
