JUST SOLD | 646 Hand Ave, Ormond Beach 🏡
This one has quite the story.
I first met the seller to help liquidate his incredible art collection. He had spent decades traveling the world, collecting unique pieces, and had come to accept a simple truth: you can't take it with you.
We got to work.
We cataloged over $250,000 worth of artwork, and when I say the collection was impressive, I mean it. The art was drawing so much attention that when we listed the home, buyers would come to see the property and leave talking about the artwork.
So we made a decision.
We took the house off the market, focused on selling the collection, and even helped launch Three Amigos Fine Art & Antiques to create another avenue for marketing and sales. We achieved record results on several pieces, with some selling for as much as 20% above market value.
Once the collection was largely sold and the home was vacant, we cleaned everything up and put the property back on the market.
Under contract.
Then inspections happened.
We discovered only half of the roof had previously been replaced. The seller immediately stepped up, agreeing to install a brand-new roof and address multiple cosmetic repairs. I've worked with a lot of homeowners over the years, and this seller took tremendous pride in ownership. If something needed attention, he fixed it.
Despite the new roof and repairs, the buyer wanted additional concessions and a price reduction. The seller couldn't make it work, and I didn't think it was the right move either.
The deal fell apart.
Back off market.
New roof installed. Solar serviced while everything was accessible. Home refreshed.
Back on market again.
Then global headlines took over. The Iran conflict dominated the news cycle, and buyers got cautious. We continued showing after showing for nearly a month.
Finally, a strong cash buyer came along.
After some negotiation, we made a deal.
Then the buyer got cold feet. Back on market, more showings, SAME BUYER COMES BACK. They ask for a discount and will close. We tell them no, its the same deal we had or no deal. They took the deal, we closed 3 weeks later.
Happy seller. Happy buyer. Mission accomplished.
