I want to help people…that is genuinely why I do this.

But I have to be real with you for a second.

I cannot keep giving away free advice to people who already hired someone else. Five people in the last six weeks reached out to me…already under contract…with another agent…second guessing everything.

I’ve heard it all…bad deals that got negotiated wrong…wetlands that nobody disclosed…builders not following through on what they promised…contracts that should have never been signed.

I even had one client call me after I gave him free information…and he pulled out of the deal completely. Because the deal was that bad.

And I helped him anyway. Because that is who I am.

For those that don’t know…it costs me tens of thousands of dollars every single year to run this page. I travel out to these locations. I put in the time. I put in the money. I do the research. And I put it all out here for this community completely free. Business shoutouts. Market updates. Builder news. Development projects. All of it. Free.

I already do a lot for free for this community. But I cannot give everything away for free. I have a family to support and a business to run.

Here is what most people don’t realize…ninety nine percent of the time the SELLER pays my commission. Not you. So there is genuinely almost no reason not to have us in your corner from day one.

I am a shrewd negotiator. I am fair. But I cannot keep spending my time and energy for free on transactions I was never hired for…while I have real clients counting on me every single day.

🏗️ Flagler County and Palm Coast are BOTH moving toward a one-year pause on new data centers and here's what every homeowner in Flagler needs to know.

Here's what's actually going on 👇

📋 The county's proposed moratorium (led by Commissioner Andy Dance) would pause approvals of new data centers for up to a year while officials write proper land-use rules. On June 2, the Palm Coast City Council voted to join the county in that same planned pause. Council member Ty Miller brought the proposal forward, and the full council aligned on moving together with the county to rewrite the rules.

🔌 This isn't about banning one specific building. The target is large-scale AI and "hyperscale" data centers — think massive square footage, enormous water and power demands. The cable landing station already under construction in Town Center is NOT that. It's a fiber switching hub, around 35,000 square feet, and council members have said it's not what concerns them.

🌊 That Town Center facility connects to undersea internet cables that come ashore in Flagler Beach along South 6th Street, then run underground all the way inland. Those cables carry the vast majority of the world's internet traffic.

💡 Why move now? Officials say inquiries are coming in across Northeast Florida — and nobody wants Flagler to become the open back door where every rejected project lands while neighboring areas tighten their rules. Nassau County is already leading the way, and now Flagler and Palm Coast are following suit.

🏡 Why does this matter for YOU? Land-use decisions like this shape what gets built near your neighborhood, how local infrastructure holds up, and ultimately what your home is worth. This is the behind-the-scenes stuff that quietly moves property values.
