The latest Coachella Valley housing data shows fewer homes for sale, longer decision-making timelines in some neighborhoods, and continued opportunities for buyers to negotiate.

In Palm Desert:

• Inventory stood at 532 homes
• Median market time was 57 days
• Detached-home values were down approximately 2.1% year over year
• Mortgage rates moved above 7%, making financing strategy especially important

What does this mean for you? Buyers may have room to negotiate on price, repairs or seller credits. Sellers still need to price carefully and prepare their homes to stand out.
