When an investor purchases a “value add” property, they are purchasing a property which they will add value to in order to sell for a higher price at a predetermined date. However, how this value is added differs depending on the “pain points” of that property.

Below are examples of how an investor might add value to a commercial property:

▪️Taking a building in distress and making the property beautiful and desirable.
▪️Taking a commercial space with low vacancies and filling it with tenants
▪️Taking a property with deferred maintenance and remedying the space
▪️Getting a property rezoned for a different type of usage
▪️Determining the best use of a property (Example: An investor would buy a building currently zoned for mixed use but that is only currently being used as retail space and build it out for residential and retail.)

Whereas residential buildings with 5 or more units is then considered multi-family, which is categorized as commercial property.
