PNL is proud to announce the successful closing of a USA 2 Go Gas Station in Stockbridge, MI. This transaction was far from smooth. With the transaction contingent on a Sale-Leaseback, the negotiations of the PSA and lease were lengthy and rocky to say the least. Additionally, in the 12th our some misrepresented environmental issues arose and threw a wrench into the transaction. PNL was able to pivot and quickly resolve the issue due to our knowledge of environmental issues in Michigan from previous transactions. We were able to contact the appropriate parties, get answers, and relay correct processes and information to the Buyer to get them comfortable with the property and transactions. Ultimately, due to the lengthy up front negotiations and Buyer timelines, the transaction was executed as a “sign and close” with all documents/contracts being executed and escrow closing on the same day that it was opened.

PNL is pleased to announce the successful closing of a BP Gas Station in Bordentown, NJ. The Seller was referred to PNL by a long time client due to our successful track record working together. PNL was engaged to market the property with the task of getting it sold by Year End. PNL implemented its marketing strategy and along with the Year End push for Bonus Depreciation was able to secure a Buyer for the property. Due to the small price point, the Buyer had difficulty arranging financing, as they reside in CA. PNL strategized and executed Seller Carry Financing which ultimately left both parties happy and allowed for the transaction to close 30 days earlier than contracted.

PNL represented the Buyer who purchased the property to satisfy their 1031 exchange after selling a gas station a few months prior. PNL expressed urgency in the early stages of securing a replacement property with the outlook of interest rates significantly on the rise.

PNL, through its relationship with lenders was able to achieve a below market interest rate for the Buyer, that in conjunctions with a superbly negotiated Cap Rate, afforded the client a significant increase in monthly net income.
