All sales in Coachella Valley -aka the Desert-aka Palm Springs general area-for the last 3 months- 3/30/2025 to present day!
see map and report for details but that is the gist of it :
-64 propperties sold -in total
-majority of properties were sold in that ``sweet ``zone , and safe in the eyes of buyers, that is between $1.5 mil and $2.5 mil. with only 2 properties sold for more than $5 mil -a shopping center in LQ-no surprise there- for $30 + mil and a 360 units mobile park in PD, for more than $30 mil., which brought the avarage and median prices up for the rest 60 + properties , but the $1.5 m to $2.5 mil. range remains unchanged.Majority of buyers are still skeptical and cautious.
-cheapest-sorry, ``least expensive property ``sold in Desert Hot Springs for $540 k only- that is less than $90 per sq.ft, which in turn is way less than replacement cost-YES,deals like that still exist!!!
-most of properties sold in Palm Desert-middle of the valley-18properties, followed by Palm Springs -12 and Indio-7, LQ-6 , 1000 Palms and DHS tieing in 5th place with 3 each and so on....
So , if somebody asks you what is selling in the Desert, tell them the answer is
``Retail, mostly community centers, in the $1.5 mil. to $2.5 mil. price range!``
