True story: I was working a commercial deal and found that a portion of the storefront was never deeded out correctly. We're talking a title issue that had been sitting there for 20 years and nobody caught it. 🕵️‍♀️

So I tracked down the previous owner. Found him. He was alive - but barely in time. He was going in for heart surgery in two days.

Me and my processor physically drove to his house to get him to sign the deed before surgery, just in case he didn't make it. He signed. He made it through. And the property sold free and clear to the new owner.

That's what a title search actually protects you from. Not just paperwork - real problems that can kill a deal if nobody's digging deep enough.

Spring market is heating up in Tampa Bay, and if you're thinking about selling - now might be your moment. 📱🌴

Here's what I'm seeing:
📊 Inventory is up across the board, which means more competition for sellers. Pricing it right from day one matters more than ever.
🏡 Hillsborough median is sitting around $408K. Pinellas has softened with values down year over year. Pasco keeps attracting buyers with new construction in Wesley Chapel and Land O'Lakes.
📈 The good news? Closed sales were up nearly 6% statewide in January, and rates around 6% are bringing more qualified buyers to the table.

More buyers is great. But more transactions also means more moving parts behind the scenes. Survey issues, lien surprises, last-minute lender hiccups - all the stuff that can derail a closing if nobody's watching.

That's my job. I work with listing agents and sellers to make sure every deal gets to the closing table clean. No drama, no delays.
