The changing landscape for condo financing is creating some real ripples here in Florida. With new rules now requiring full financial reviews of condo associations and higher reserve requirements, securing a conventional loan for a condo purchase has become a bigger challenge—especially across our communities in Tampa Bay and throughout the state. This shift could steer more buyers toward portfolio and non-qualified mortgage lenders, even as demand for condos remains strong. After 21 years helping clients throughout Palm Harbor, Pinellas County, and Tampa Bay, I know firsthand how Florida’s unique blend of sandy soil, clay pockets, high humidity, and storms can quietly threaten a home’s foundation and floors. That’s why I always recommend going beyond the basics: request moisture readings, and take a close look at the yard’s slope, gutters, exterior wall stains, and any areas where water may pool near the foundation. In 2026, Florida’s housing market corrections have become less pronounced, and it’s encouraging to see some metros even experiencing modest price gains. For those keeping a close eye on local trends, the decline in inventory—especially in areas that were previously more impacted—suggests that market fundamentals are improving. As someone who’s navigated the Tampa Bay and Pinellas County markets for over two decades, I’m seeing these shifts firsthand. While some corrections persist, the reduced downside risk is a positive sign for both buyers and sellers looking to make confident decisions in the current landscape.

More Homes Hit the Market as Demand Cools
We’re seeing a noticeable shift in the national real estate landscape: in the four weeks ending August 23, there was a slight uptick in new US listings (up 0.4% week-over-week) and total homes for sale (up 0.5%), bringing inventory to the highest levels since early Q2. At the same time, pending home sales dipped by 1.1% to a six-month low, as elevated housing costs kept many buyers on the sidelines—even as more options became available. The median US home-sale price now stands 1.9% higher than last year, above $400,000, and mortgage rates are hovering near 7%, close to a 13-month peak.

What does this mean for buyers and sellers in our market? With inventory rising and demand moderating, we’re seeing more buyer-friendly conditions. Those actively searching for a home often have more leverage to negotiate price reductions or ask for seller concessions, especially on properties that have been listed for several weeks. For sellers, realistic pricing is key—chasing last year’s numbers rarely benefits anyone in this environment. Drawing on my experience here in Palm Harbor and across Tampa Bay, I’ve found that a balanced, informed approach helps clients seize opportunities on both sides of the transaction.
