Though the housing market is no longer experiencing the frenzy of a year ago, buyers are showing their interest in purchasing a home.

That activity can be seen in the latest ShowingTime Showing Index, which is a measure of buyers actively touring available homes.

The 62% jump in showings from December to January is one of the largest on record. There were also more showings in January than in any other month since last May. It's normal for showings to increase early in the year, but the jump this January was larger than usual, and a lot of that has to do with mortgage rates. Michael Lane, VP and General Manager at ShowingTime+, explains:

“It’s typical to see a seasonal increase in home showings in January as buyers get ready for the spring market, but a larger increase than any January before after last year’s rapid cooldown is significant. Mortgage rate activity this spring will play a big role in sales act...

Our Story

The Yarbrough Team was formed by Ryan Yarbrough. Ryan is a native of Clearwater, Florida. He attended East Lake High School, St Petersburg College, and Florida State University. Ryan grew up in a Real Estate Family. His stepfather was a Real Estate agent and his mother was a Real Estate Investor. Once he graduated from College he worked towards getting his license when his family decided to move to Tennessee. Ryan earned his license in Knoxville and then opened his own office as his stepfather decided to do mortgages instead. Ryan learn many lessons his first year, especially about customer service. In fact Ryan worked 3 Jobs as he was building his Real Estate career. He Work for the Home Depot as a night supervisor, then stocked shelves in a local grocery store and ran his Real Estate career in the evening. With a high work ethic and lots of determination Ryan was able to build a solid career and was able to scale back the grocery store job.

Something was missing though! Ryan missed his home in the Tampa Bay area where he grew up near the warm sandy beaches. Ryan enjoyed fishing and kayaking. Ryan missed seeing his Tampa Bay Buccaneers, Rays, and Lightning play in person. The time was right to make the move. He went home but, not without struggles. He continued to work his way up at Home Depot that was well known for education and teaching their associates. So when he moved back to Florida he decided to be more strategic with rebuilding his Real Estate business and partnered with Keller Williams. He interviewed at many brokerages and none gave him the family home like atmosphere he was seeking. None offered the education that Ryan was thirsting for. But, after walking into the Clearwater Keller Williams office he knew he found his home. Written on the wall when he walked in was God, Family, and Real Estate. Those values aligned perfectly with him. Then when walking the halls and meeting the other agents who had been busy but still took the time to great and welcome him. He also saw all the training classes they had and materials available. It was an easy and best decision He had made next to marrying his wife and having his three beautiful daughters.

Ryan Has been with Keller Williams since 2012 and has worked with First time home buyers, Luxury listings, Experienced buyers and sellers as well as many investors. Ryan even has experience in working commercial deals for restaurants and warehouses. Ryans passion is to make sure that his clients get the service they deserve by being proactive in all aspects. Communication is the key!
