Absorption rate estimates the rate at which active
listings are selling in a given market. It’s calculated by dividing the number of closed sales by the number of active listings. A low absorption rate means that homes are selling slowly (suggesting a buyer’s market) while a high absorption rate means that homes are
selling quickly (suggesting a seller’s market).

So, at 25% an average sale would take 4 months if priced right and marketed right. Another way to say this is, a quarter of the homes on the market will sell in any given month. This chart shows Absorption rates over the past 4 years for Single Family homes sold in Pinellas County.
