Some transactions close in 30 days.

This one took a year and four days.

When my clients decided it was time to move on to the next chapter of their lives, we developed a strategy that generated multiple over-list-price offers and secured a buyer within the first week on the market.

What none of us anticipated was a year-long escrow while awaiting critical information regarding a land lease extension.

During that time, we navigated shifting timelines, misinformation about leased land, a major kitchen leak that flooded portions of the home and the unit below, insurance claims, remediation work, revised disclosures, repair estimates, contract amendments, and countless conversations to keep everyone informed and moving forward.

Throughout the process, I remained focused on a simple reality: the sellers wanted to sell, the buyers wanted to buy, and both parties continued to agree on the fundamental terms of the transaction.

Understanding what mattered most to my clients—and taking the time to understand the motivations and concerns of the buyers—allowed us to continue finding solutions when new challenges emerged.

A month ago, the land lease extension information finally arrived. We updated the contract, completed the necessary documentation, and today I’m pleased to report that the sale has officially recorded with Riverside County and the Bureau of Indian Affairs.

Sold for $205,000, above the original list price.

A special thank you to Diana Bernardi, whose diligence and organization as transaction coordinator helped keep this complex transaction moving forward, especially when we effectively had to restart escrow nearly eleven months into the process.

The brochures arrived this morning.

A few hours later, a gentleman walked into the office and asked if we had a brochure he could take with him. The timing was perfect.

I handed him a copy of my new brochure, fresh out of the FedEx box. As he flipped through it, he stopped on one of the photographs and immediately recognized the neighborhood.

“That’s Canyon View Estates,” he said.

It turns out it’s one of his father’s favorite neighborhoods in Palm Springs, and a place he’s visited many times over the years.

What struck me wasn’t that he recognized the neighborhood—it was how quickly a photograph sparked a story.

That’s one of the things I love about real estate in Palm Springs. People don’t just connect with houses. They connect with places. Neighborhoods become part of family histories, favorite walks, winter escapes, and decades of memories.

The brochure arrived this morning.

The first copy out the door reminded me why local knowledge matters.

Every neighborhood has a story.
