Most homeowners in Palm Springs obsess over the listing price but overlook the clock that starts ticking once their home goes “live.”

I’ve watched it happen many times...

A beautiful home, priced just slightly off, sits for 25 days, then buyers start circling like it’s a clearance rack.

The conversation goes from “what’s this home worth?” to “what’s wrong with it?”

Nothing changed about the house...except the perception of it.

What I tell every homeowner I work with: your first few weeks on the market are your best negotiating tool.

Better than upgrades. Better than staging. Better than any price adjustment you’ll make later.

You don’t get that window back.

Inspired by the greatest rom-com of our time.

Most people going into a real estate transaction already know the basics.

But there are a few that catch people off guard...

Opening a new credit card or furnishing your new living room before closing can actually flag your loan and put the whole deal at risk.

A job change, even a good one, can do the same thing.

And going in with a low offer “just to see” often just signals to the seller that you’re not serious.

The good news: all of this is avoidable with the right guidance going in.

If you’re thinking about buying in Palm Springs this year, send me a DM before you start.

A little preparation at the beginning will save you from any heartbreak at the end.

Summer is one of the most competitive times to buy in Palm Springs

The kids are out of school, some people have more work flexibility, and inventory levels are stable.

Here’s what I want you to know if you’re thinking about making a move in Palm Springs this summer...

The best ones move fast. Be ready to move quickly, have your financing locked, and your priorities clear.

Homeowners selling in the summer are often working around tight deadlines.

School starting, a job change, or a move already in motion. When we understand what they need, we can structure an offer that stands out without necessarily paying more.

Competition can create pressure to cut corners. A bidding war doesn’t mean the house is perfect. Protect yourself and get the inspection.

A summer move is absolutely doable. You just need to go in prepared (with an experienced agent on your side!)

Thinking about making a move this summer in Palm Springs? Send me a DM and let’s make a plan.

Most people searching for more space in Palm Springs are looking at the same neighborhoods as everyone else.

These are the 3 I send clients to when they’re looking for more space & refined luxury

Movie Colony: Larger lots, iconic architecture, and a walkable luxury lifestyle minutes from downtown.

The Mesa: Private hillside living with dramatic mountain views and a quieter, tucked-away feel.

Vista Las Palmas: Mid-century prestige, oversized properties, and some of Palm Springs’ most iconic luxury homes.
