One conversation can change everything.

Just got off the phone with a business owner who received an offer and almost took it at face value because it “sounded good.” After digging deeper into the numbers, operations, add backs, and true market positioning… there was a very real chance she could have left millions on the table.

That’s why understanding the value of your business matters before signing the first LOI thrown your way.

A buyer’s first offer is rarely their best offer.
And too many owners underestimate what they’ve actually built.

Sometimes the biggest value isn’t just in the real estate or revenue… it’s in the systems, customer base, margins, contracts, brand reputation, and long term scalability behind the scenes.

Retail occupancy costs across Phoenix are continuing to rise, which makes timing, lease strategy, and representation more important than most startup business owners realize.

• Waiting too long to renew, relocate, or expand can lead to materially higher lease rates later
• Lease negotiations today are about far more than just base rent renewal options, TI allowances, expense caps, and HVAC responsibilities matter
• One unexpected expense early on can impact a startup’s cash flow fast
