🌧️ You’ve probably been hearing a lot about El Niño lately. So, what does that mean for Palm Springs?

A stronger-than-usual El Niño could bring periods of heavy rain to our region this season, and here in the desert, conditions can change quickly. One of the biggest concerns is our washes, which can experience sudden and dramatic flooding from rainfall miles away — even when it may only be drizzling where you are.

That’s why now is a good time to prepare. Clear drains and gutters, check your home and vehicle, build an emergency kit, keep your phone charged, and make sure you’re receiving local alerts.

And remember: better to be safe than sorry. The City may close roads or take other precautions based on worst-case forecasts. Sometimes a storm may not be as severe as predicted — and that’s okay. Being over-prepared is far better than being caught unprepared when lives and property are at risk.

Our community’s safety is always our first priority. Please obey barricades, never drive through floodwaters, and look out for one another. Check out the attached list of tips for preparing for and safely managing moments of severe weather.

August 2026 Greater Palm Springs Real Estate Housing Report

Valleywide inventory is down 12.7% from a year ago, while the market remains balanced at 3.9 months of supply. Prices are moving very differently from city to city. The average-size Palm Springs home is down 6.0%, while Indian Wells is up 14.4%.

“We knew Kevin already as an agent back when we all lived in Chicago, and already knew we would want to work with him in PS. He helped us immeasurably at every state of the process; the successful outcome is largely due to him. We started with some unrealistic parameters about location based on some misunderstandings about lifestyle in PS, and Kevin helped us to broaden our search, and quickly find an ideal property that we chose to make an offer on.

We looked at other properties too, and Kevin carefully explained their strengths and weaknesses. He was never pushy (except one time when he correctly steered us out of an overpriced property!).
