This week’s Palm Springs Caravan we compared two luxury gated communities and some their currently available homes for sale.

Snapshot of the Current Local Market By the Numbers

The market for single family homes indicates that while it’s still a Seller’s Market, the index has dropped an average of 5 points since last month. Market pricing has been steadily cooling for the past several weeks as inventory increases and buyer demand lessens. On average pricing has decreased by approximately 34.5% and average days on market remain higher than normal at 142.

Condos share pretty much the same market rating as at a seller’s market. Also, like single family listings, the index for condos has dropped by 5 points from last month. Days on market average 126 and they have had an overall price decrease of 40%

Overall, the market remains in a relative stasis when comparing sales to inventory for the last few weeks. This is due to low inventory - keeping it in a seller’s market. However, if the market kicks in there is a good chance pricing will resume its upward climb.

The week before a holiday is always a bit light on the release of new inventory, however this week, while light, did not disappoint on selection or quality.

The Lavender Festival at 123 Farm in Cherry Valley - a 40 minute drive from Palm Springs - is home to probably the finest smelling festival in SoCal. This was our third year to visit, and it just keeps getting better and better. There are farm tours, purple-hued photo ops and tons of flower-infused treats. You can even learn how lavender essential oils are distilled, then shop for lavender-scented personal care products. The lavender lemonade is my favorite treat to sample.
