Many "re-habbed" or flipped homes contain an abundance of great cosmetics and features, however many have numerous safety defects, representing life-safety issues.

Yesterday, within a main panel the home had typical (for older home), 2 wire or an ungrounded system but the plugs in the home showed correct..hmm?🤔 I smell a rat!! 🐭

A couple of outlet covers removed and dangerous false or bootlegged connections found, what a shame folks would jeopardize others safety.

I wanted to share what's a growing topic, and please be assured, Spec Rite absolutely does NOT share or sell anyone's information or participate in 3rd party programs where information is sold, we have enough of this don't we? Thanks to Keith Stewart for the reminder, re-posted below.

"A quick WARNING about your information.
Selling or trading your information is becoming a new source of income in the Home Inspection industry.
Anyone doing this is required by law to disclose this before the transaction is started or completed.
Some inspectors are placing it in their pre-agreements knowing it will most likely be overlooked in the signing of the contract allowing them to sell or trade client and your information.
PLEASE ask any Home Inspector, or any vendor for that matter, If they are being compensated in any manner from the personal information they gather in order to do their work.
I some cases they are getting values close to their fees for the work they are doing.
This is a Billion dollar industry, selling and buying information for spamming unsuspecting folks who are trusting their information to a licensed professional.
I assure you I do not participate in any of these programs as I feel individuals personal and private information should remain personal and private."

I don't always put my finger in a drainpipe, but when I do.. I don't like to feel drywall (you would drain the washer inside the wall) Thank goodness for crummy work and job security! 😂

There are a number of new requirements taking effect next week, as of the 1st. Irrigation systems, types of gas piping and balconies where 3 or more units/Multi-family are present.

What will happen? A few things, but probably more important would be to know that *balconies and their components in multi family or an HOA with 3 or more units must be inspected by qualified persons* such as a licensed contractor holding the correct license etc. I can do these in conjunction with or when referred.

Here's a snippet from a few I felt will impact.

Remember, these are in effect next week. Irrigation systems, CSST piping and Balcony inspections are changing.

AB 2371 [Carrillo] - Outdoor Landscape Irrigation Inspections
Substantive Provisions - this bill as originally introduced would have required every home inspection to include a detailed and specified irrigation inspection. Through the efforts of CREIA the bill was amended to make the irrigation inspection voluntary rather than mandatory.
Status: The bill has been signed into law and goes into effect January 1, 2019.

SB 998 [Galgiani] - CSST Piping
Substantive Provisions - the bill requires a home inspector who observes any shade of yellow corrugated stainless steel tubing during a home inspection to include a specified notice in the home inspection report. Through the efforts of CREIA a statement regarding the liability of the home inspector was added to the bill.
Status: The bill has been signed into law and goes into effect January 1, 2019.

SB 721 [Hill] - Balcony Inspections
Substantive Provisions - the bill requires an inspection of exterior elevated elements and associated waterproofing elements, including decks and balconies, for buildings with 3 or more multifamily dwelling units by a licensed architect, licensed civil or structural engineer, a building contractor holding specified licenses, or an individual certified as a building inspector or building official.
Status: The bill has been signed into law and goes into effect January 1, 2019.
