🏡🎉 Your offer was accepted! Now what?

Getting that “They accepted!” call is exciting.

But for most buyers, the celebration is quickly followed by:

“Okay…what happens now?”

Once you’re under contract, there are a lot of moving pieces happening at the same time. In a typical California home purchase, here are some of the big ones:

✓ Escrow opens & your deposit is due
Your earnest money deposit is submitted according to the terms and timeline in your purchase agreement.

✓ Inspections & due diligence begin
Now is the time to investigate the property, review disclosures and reports, and complete the inspections you’ve chosen.

✓ The appraisal is ordered
If you’re financing the purchase, your lender will generally order an appraisal as part of the loan process.

✓ Your loan keeps moving
Underwriting continues while your lender verifies documentation and works toward final loan approval.

✓ Contingencies are addressed
Inspection, appraisal and loan contingencies may have specific terms and timelines in your contract. Removing a contingency is an important decision—not simply something you do because a date appears on the calendar.

✓ Final walk-through
Shortly before closing, you’ll typically visit the property again to verify its condition and, when applicable, check agreed-upon repairs.

✓ Sign, fund & record
Final documents are signed, the required funds are transferred, and once the transaction records with the county…

🔑 It’s officially time for the keys!

There can be a lot happening between “offer accepted” and “welcome home.”

A big part of my job is keeping my buyers informed throughout the process—what’s happening now, what’s coming next, what deadlines matter, and what decisions need to be made along the way.

You shouldn’t have to wonder what happens next.

Save this one—you’ll want it when your offer gets accepted. 🏡

🏡 You don’t need to have everything figured out before you call a Realtor.

I think a lot of people wait longer than they need to because they assume they should have all the answers first.

You don’t.

If you’re thinking about buying, you don’t need to:

✓ Know exactly which neighborhood you want
✓ Have every dollar of your down payment figured out
✓ Already be pre-approved
✓ Know exactly what you can afford
✓ Be ready to start looking at homes tomorrow

And if you’re thinking about selling, you don’t need to:

✓ Have your house perfectly ready
✓ Make all the repairs first
✓ Remodel the kitchen
✓ Know exactly what your home is worth
✓ Be ready to put a sign in the yard next week

Sometimes the best time to talk to a Realtor is before you’re ready.

That gives us time to look at your options, figure out what makes sense, and create a plan without feeling rushed.

Maybe you’re six months away.

Maybe it’s next year.

Maybe you’re simply wondering, “Could we actually do this?”

That’s okay.

You don’t need to call me with a plan.

We can make the plan together.

No pressure. No expectation that you’re ready to make a move tomorrow. Just a conversation about where you are, where you’d like to go, and what it might take to get there. 🏡

🏡 Westlake Village or Thousand Oaks — which lifestyle fits you?

They’re right next to each other, but choosing between Westlake Village and Thousand Oaks isn’t just about finding the right house. It’s about finding the community—and ultimately the neighborhood—that fits the way you want to live.

Westlake Village offers a smaller-city feel with 20 neighborhoods, a lake-centered lifestyle, beautiful homes and estates, dining and shopping, and access to parks and trails.

Thousand Oaks covers a much larger area, with a wide variety of neighborhoods and home styles, extensive open space and trails, parks, shopping, dining, and entertainment.

But here’s something buyers don’t always realize:

The right choice may come down to the specific neighborhood—not just the city name.

Two homes only a few miles apart can offer very different surroundings, commute considerations, school assignments, HOA amenities, lot sizes, access to trails and shopping, and overall atmosphere.

That’s why when I’m helping someone explore the Conejo Valley, I don’t just ask:

“What kind of house do you want?”

I also want to know how you actually want to live.

Do you want to be close to the lake?
Prefer more open space?
Want trails nearby?
Need convenient freeway access?
Looking for a certain lot size or type of neighborhood?
Want to be close to particular shopping, dining, or activities?

Because finding the right home is only part of the equation.

A home fits your needs. A neighborhood should fit your life.

If you’re considering Westlake Village or Thousand Oaks, I can help you compare the areas, narrow down the neighborhoods that fit what you’re looking for, and make sure you’re asking the right questions before you choose. 🏡🔑

🍂 Looking for something fun to do this weekend around the Conejo Valley?
There’s a lot happening October 2–4 — and fall is definitely making an appearance! 🎃
From Reyes Adobe Days and the Four Seasons Fall Festival to Moorpark Country Days, live music, theater, a 5K and Underwood Farm Country Weekend, there are plenty of reasons to get out and enjoy the community.
I also included Ventura Oktoberfest for anyone who doesn’t mind venturing a little farther out. 🍺
👆 Save this post for the weekend and send it to someone who’s always asking, “What should we do this weekend?”
And if I missed a great local event, drop it in the comments! I’d love to add it to everyone’s radar. 🍁
Event details can change, so please confirm with the venue or organizer before heading out.

🏡🔍 Found “the one”? Look past the pretty kitchen.

It’s easy to fall in love with a home because of the gorgeous kitchen, beautiful flooring, or perfectly staged living room.

But some of the most important—and potentially expensive—parts of a home aren’t nearly as exciting to look at.

When you’re seriously considering a property, here are a few things worth paying attention to:

✓ Roof — How old is it? Are there visible signs of leaks, damage, or previous repairs?

✓ HVAC — What’s the age and condition of the system? Has it been regularly maintained?

✓ Plumbing — Look beyond the pretty fixtures. Water pressure, signs of leaks, and the condition of the plumbing can matter much more.

✓ Electrical — The age and condition of the electrical system are worth understanding, especially in an older home.

✓ Foundation & structure — A crack doesn’t automatically mean there’s a serious problem, but certain signs may warrant a closer look by the appropriate professional.

✓ Drainage — Where does the water go when it rains? Poor drainage can lead to much bigger issues over time.

✓ Overall maintenance — Pay attention to how the home has been cared for. Lots of small deferred-maintenance items can sometimes tell a bigger story.

None of this means you should be afraid of a home that needs work.

It means you should understand what you’re buying before you buy it.

Paint colors can be changed. Countertops can be replaced. Cosmetic updates can happen over time.

The things you can’t immediately see may ultimately matter a whole lot more.

That’s why inspections, asking questions, reviewing available information, and doing your due diligence are such important parts of buying a home.

Fall in love with the house—but investigate the home. 🔑

🏡 Your home is more than a number.

Online home-value estimates can be a useful starting point. But they don’t always tell the whole story.

An algorithm can see data—square footage, bedrooms, bathrooms, lot size and recent nearby sales.

What it can’t fully see is what makes your home different.

Maybe you remodeled the kitchen. Maybe your lot has more privacy. Your home may have a better floor plan, a great view, beautiful natural light, or a location within the neighborhood that buyers particularly value.

And sometimes two homes that look almost identical on paper can sell for very different prices.

That’s why I look beyond the numbers when evaluating a home. I consider the comparable sales and the details that can affect how buyers perceive and value your particular property.

Online estimates are a useful data point.

They just aren’t the full market picture.

If you’re curious what your home might be worth—even if selling isn’t on your radar anytime soon—I’m always happy to give you a more personalized look at what the current market is saying.

No pressure. Just good information. 🏡

🏡 4 Home Maintenance Jobs That Are Easy to Forget

Some of the simplest home-maintenance tasks are also the easiest to put off. But staying on top of the little things can help prevent much bigger—and more expensive—problems later.

Here are four worth adding to your calendar:

✓ Clean your gutters & downspouts
Leaves and debris can block proper drainage and potentially contribute to roof, fascia, or drainage problems.

✓ Change your HVAC filter
A dirty filter can restrict airflow and make your system work harder. How often it needs changing depends on your system, filter, and household.

✓ Check caulking & seals
Look around windows, exterior doors, tubs, and showers. Cracked or deteriorated seals can allow moisture or outside air where you don’t want it.

✓ Check for water around your home
After watering or rain, look for areas where water collects near the foundation, exterior walls, or hardscape. Catching drainage issues early can help prevent bigger problems later.

None of these jobs is particularly exciting. 😄 But routine maintenance is usually a lot less expensive than dealing with damage after something has been overlooked.

And there’s another benefit: when it eventually comes time to sell, years of good maintenance tend to show.

A well-maintained home doesn’t just look better—it helps protect your investment. 🔧

Save this for your next home-maintenance weekend.

🍂 Fall is officially here—and Southern California homeowners may want to add one more thing to the fall checklist: get ready for rain. 🌧️

Current seasonal outlooks are pointing toward the possibility of a wetter-than-normal winter in Southern California this year.

Of course, seasonal forecasts can change and they don’t tell us exactly when—or how much—it will rain. But after months of dry weather, the first real rain is often when homeowners discover the things they forgot to check.

So before the rainy season arrives, here are a few things worth taking care of:

✓ Clean your gutters & downspouts
Leaves and debris can prevent water from draining properly and send it places you definitely don’t want it going.

✓ Take a look at your roof
Check for damaged or missing roofing materials and other visible trouble spots. It’s much nicer finding an issue now than during a downpour.

✓ Clear exterior drains
Check yard drains, patio drains and drainage areas for leaves, dirt and debris that could block water flow.

✓ Pay attention to where water will go
Look around your property for areas where water could collect near the house or where drainage may be an issue.

✓ Check exterior caulking & seals
Inspect around windows, doors and other exterior openings for cracked or deteriorating seals.

✓ Give the landscaping a once-over
Trim branches and vegetation that could interfere with your roof, gutters, drains or exterior surfaces during wind and rain.

We may not have the same winter weather as other parts of the country, but water can still cause some very expensive problems.

A little preparation during our beautiful California fall can save you from discovering a problem during the first big downpour. 🏡🌧️

And now that fall has officially arrived…

Who else is ready for cooler weather? 🍂🙋‍♀️

5 things buyers notice in the first 5 minutes. 🏡

When you're preparing a home to sell, it’s easy to focus on the big things — the kitchen, bathrooms, flooring, upgrades.

But buyers start forming an opinion almost immediately.

Here are 5 things they’re likely to notice first:

✓ Curb appeal — landscaping, the driveway, front door and overall condition before they even walk inside
✓ How the home smells — pets, cooking odors, smoke or heavy fragrances can make an immediate impression
✓ Cleanliness — floors, windows, counters and bathrooms matter more than many expensive upgrades
✓ Light & space — bright, uncluttered rooms tend to feel larger and more inviting
✓ Signs of maintenance — peeling paint, loose handles, burned-out bulbs and little repairs can make buyers wonder what else hasn't been maintained

The good news?

Most of these things don't require a major renovation.

Sometimes a weekend of cleaning, decluttering, landscaping and taking care of small repairs can have a bigger impact than spending thousands on an improvement buyers may not even value.

When you're getting ready to sell, spend your money where buyers will actually notice it.

Save this checklist for when it’s time to get your home market-ready. 🔑
