Ultra-luxury inventory is disappearing faster than at any point in the six years I’ve been doing this, and the buyers driving it are not slowing down.

Santa Clara County just posted an all-time high for $5M+ sales, beating even the 2021 frenzy. In San Francisco, a Pacific Heights mansion went under contract in four days. Four. That is not a hot market. It is a structural shift in how AI-generated wealth is converting into real property, and it is compressing timelines in ways I have not seen before.

For San Francisco and Palo Alto specifically, I expect the next six to twelve months to reward sellers who price with conviction. Menlo Park is already seeing 110% of list price. Atherton is transacting at $14.8M median prices with six-day DOM. My team is watching the sub-$5M Palo Alto segment closely because when trophy inventory thins, that tier absorbs demand next. Buyers who keep waiting for a correction in these zip codes are now competing against a very different kind of capital.
