這一輩子影响我最深的是我的父母。我父亲是律师,他是農家出身,自幼耕讀自學,當年庚子賠款的補助出國考試中勝出,留學日本學習法律,畢業於九州帝國大學。当时的中國,很多是文盲,他已受高等教育。從小我看到父親很有威嚴,說話很有份量,很受尊敬,我向往父亲的职业,覺得律师很有影响力。我想步父母的後尘,我考進法律系,畢業後,在父親的律師事務所實習,並於1979年2月份收到美國法学院入學信函来到美国。

到美第二个月,我去律师事务所打工,我觀察到,他们极聪明,努力讀書,名校畢業,在異鄉辛苦的工作,賺錢卻有限。這時我更加敬佩我父親在異鄉求學的精神。我反思我自己的狀況,虽然我喜欢读书,我很努力,但我並不是天才,在美國讲话有口音,如何從事以語文為主的律師工作。律師也需要人脈關係,我是外国人,哪来的人脉?关系?更何況當年来到美国,是頃全家的錢,我没有時間浪費在語文上。於是我改弦易轍,改讀企業管理。心想,拿个學位回台湾發展父親的律師行業也不錯。很不幸,父亲去世了,在我拿到碩士學位的那年。我在美國留下來了。在尋思各種出路時,我選擇了房地产這個行業,很重要的因素是房地产是一个自由业,我想像中它可以在工作時兼顾家庭生活。而且自己買房子可省下傭金,更可以賺取很好的報酬。但当我踏进去,才发现不是那麽回事。這是個很專業的行業,當我全力投入時,我的工作時間比朝九晚五的上班族工作時間還長,甚至週末都在工作,這幾年下來,我努力工作贏來尊敬,就像看到父親的影子。

我做的,是我相信的

我對自己的期許是,一做我知道的,二是做我相信的。當我踏入房地產業第一步開始,我時時刻刻警惕自己,我一定要靠我的自信與實力站穩房地產市場。當年為取得房地產經紀執照,參加一堆訓練,包括英文口語,業務,廣告,人際關係,契約等,也實際操練過,包括發廣告單,沿路敲門等,一一按照書上所寫的作業。可是當第一笔生意來時,還是恐懼到不知如何應對。那是一对老夫妻要卖房,住在亚当斯街。剛好這期间我回了一趟台湾,回来後,我的公司经理告诉我,说那对老夫妻一直在找我,他们不要我的经理簽合同,一定要我去。我当时非常的惧怕,我连英文合同书怎麽写都不會?我的经理一直催我要把握時間。出門前我不斷激勵自己,把自己打扮好,鼓足勇氣敲門,這就是第一桩生意。我相信是我的誠懇及親切帮我拿到这个生意的。從此我對自己更有信心。

我做自己相信的事情,例如我對待客戶都像親人一般,常想如果立場對立,我是客戶我會這麼做嗎? 我贡献我的專業,幫助客戶的不只是房地產,而且是人生很重要的決定,每個阶段都其困难處,我可以看到不同性格的人,做不同的決定。例如,賣主總想要賣到最高價,相對的,買主總想要買在最低價,但是我們都不會算命,未來的經濟趨勢如何,我們不知道,我們算不到有911,我们也算不到雷曼兄弟公司要垮。我的生活哲學就是面對事實,就像我當年由法律轉企管一樣,客觀條件擺在眼前,必須要面對,不要逃避。所以我幫助我的客人面對市場,認識當前的經濟。有時要賣主降價,賣主不肯降价連我的電話都不敢接。買主也是有相同的情形,例如目前雖說是買方市場,買方在議價時,砍的太兇,賣主也不見得賣。我會勸我的買主用合理的價格買進好的地點,趕緊將家安定下來,無後顧之憂,在工作上衝刺。我很高興我參與很多人重要階段的重要決定。我认真对待每個客人,雖然挫折難免,我不让壞情緒影响自己,练习不要在乎,趕緊站起来,面對下一個挑戰。

二十多年來,我经历了市場几起几落,由房貸利率百分之十八,到百分之三。加州的買賣合同由三頁增加到八頁,買賣交易文書由幾十頁到現在多到上百頁。去年,次贷危机引发华尔街及全球金融市场震荡,美国多如牛毛的次级房贷机构,为它们提供资金支持的全球投资银行在这场金融风暴中,损失惨重。湾区房价下滑,加州住房销售持续低迷,让相当多的房地产业人员面临新的职业选择。多年前因景氣佳,很多人考個房地產執照,當起經紀人,这个多年前还炙手可热的职业,现在受到巨大冲击。金融海嘯對我的衝擊不大,我仍然盡忠職守,守著我熱的工作。我最大的骄傲和满足,就是帮助客户建立了一个有保障的交易過程。以我的法律背景和财务能力,在极度困难的讨价还价中以保证我的客户的最大利益。我以这个理念服务我的客户,讓我的客人很有的安全感,這過程中我的回饋更大,我的客源中百分之五十来自舊客人的推荐。

我发现房地产带给我的成果,是我一辈子都想不到的回报。來到美國,因為經濟的匱乏,及生活不安定,讓我一直在尋找心理的安全感,自我价值的肯定。我不斷自我要求,增強本事,認為有了能量,够资歷,能立足在社會上,受人尊敬。每个人都有自己的不足,都在追求自己没有的东西,更多的钱,爱情,友情,亲情。在房地產業二十多年來,由於我的堅持,努力及專業,發展我的專長,我找到了自我,肯定了自我。这一切歸功於房地產。

我运气很好,出生在一个父母都很穷的家庭。我在家里是老大,从小被训练要有责任,要积极,不能负面悲观。这是天命 ── 出生的顺序决定了我的责任 。这也是父母亲给我的最大财富。我的父亲,他不允许我说丧气话,负面的话,负面的思想。在我的家里沒有『失败』二字,因为我的父母不让我这样做。但人非聖賢,比如我想考第一名,但第一名只有一個,这让我赶到:『原来读书也需要天份』。失败让我謙卑,人外有人,天外有天。我不斷追求成功,因為我怕失敗。我幫客人買賣房屋,我做萬全的準備,因為我怕失敗。要成就一件事情沒有百分之九十九,百分之九十九還是失敗,必須是百分之百才是成功。现在我住的这个帕罗阿图镇,住的都是些人中翘楚,功成名就之人。我常常有機會請教別人如何成功,怎麽才能转败为胜?房地产的生意看起来很光鲜,但實際上與人溝通討價還價的過程难度很高。成功的是凤毛麟角,外人是不会知道的,你要全力以赴,是否能有回报還未知。但是可以肯定的是,若你付出不夠,絕對不會成功的。

我觉得我有今天,是很多的買主賣主對我能力的肯定,更是美國開放社会中给我的机会。我叁加的很多活动,我常常是唯一的中国人,我相信回报社会和帮助别人是值得去做的事。很多慈善活动,比如『扶轮社』的拍卖,肺癌的捐助,婦女乳癌募款義走等,我都跑去捐款。數十年來我对帕络阿图,拉斯阿陀,山景城的『教育基金会』的捐款,不餘遺力,因為我相信教育是百年大業,細水長流,就像我對房地產的堅持一樣,時間久了,才能看到效果。 我現在加入的 “凯勒─威廉房地产公司” ,這公司有一项爱心基金,它不是顺便做做的,而是专门有这麽一个部门,每个分公司每年拿出一笔经费做社区服务。有『回馈社会』之心,回馈在人生旅途上对你有帮助的人。
