Home Sales Plunge to 14-Month Low as Rising Mortgage Rates Stun Buyers

Home selling suffered a setback in August, both on a monthly and annual basis, as surging mortgage rates kept more would-be buyers on the sidelines at the end of summer.

Existing-home sales decreased to a seasonally adjusted annual rate of 3.98 million, down 2% from July and 1.2% from a year ago, the National Association of Realtors® reported Thursday. The last time sales dipped below the 4 million threshold was in June 2025.

The data’s sending mixed signals:
📊 National: Cash sales fell to 31.4% of home purchases in early 2026 (from 32.3%) — but financed buyers are stepping back in fast, with home prices up just 0.2% YoY (vs. 15.4% at the 2021 peak).

📍 SoCal: LA has long run below the national cash rate — around 22% cash vs. 78% financed, well under the national mix — meaning mortgage-driven buyers already dominate here. LA’s median home price ($850K) was flat YoY as of June 2026.

So — cooling prices + more financing activity = healthier market, or a market losing steam? Drop your take. 👇
